Selling - no roof guarantee

Buyer has requested roof guarantee. I cannot find any paperwork for the new roof we had done about 8 years ago. I phoned the roofing company to find that the answerphone message says they are no longer trading. I've let my Solicitor know but have not had a response yet. Will this put the purchase in jeopardy?

You'll be able to buy an indemnity insurance if need be, they're inexpensive. It certainly won't jeopardise your sale.

What good will an indemnity do?

It won't pay to repair the roof if it starts leaking.

Sounds like a FTB who has not yet grasped that houses need ongoing maintenance. If she thinks the roof is faulty she should have a surveyor inspect it.

I've never had a roof guarantee or had one requested, certainly not for one eight years old with a non trading company! What good would any guarantee do? Just say you don't have one and the company has folded.

Even if you found the guarantee, they are almost always non-transferable, so would be of no use to a new owner in any case. As the company has folded, it likely has no value anyway.
