Help a FTB out with some advice, please...

We are FTB's and we offered on a house back on 29th June, instructed our solicitors to begin searches immediately as we didn't want to hold anything up our mortgage offer came in a couple of weeks after.

We received the memo of sale the day after we offered, then another one a few weeks later with a change of solicitors for our sellers. Our solicitor has been really good and acted quickly.

However our sellers solicitor just doesn't respond, we received a draft contract with the wrong purchase price and numerous errors 4 weeks ago. Our solicitor asked for the purchase price to be amended and mistakes to be rectified - we've heard absolutely nothing since. They won't respond to our solicitor at all.

I've chased the EA and we are all 'aiming for completion by 13th September' but does this seem really unlikely? I've voiced my concerns about the sellers solicitor not responding to anything and the EA said "oh it's normal" - is it?! Am I being one of those anxiety ridden FTB's?!

Also our mortgage offer expires on 1st November and it took 5 weeks to come through, i'm worried that with the solicitors taking so long we will need to apply again? When do I look at renewing the offer considering it took 5 weeks (we were initially told a 3 week turn around) to come through?

What do I do here?

Hmm from what you’ve said it seems extremely unlikely you’ll complete by 13th September to me, unless there’s a lot more happening behind the scenes that you aren’t aware of.

You could talk to your solicitor to get their take on the timeline? Have they sent any enquiries? And when do they think your searches will be back, if not back already? Do they have the amended contract?

And then go back to the EA to let them know the actual status of everything and get them to chase up the seller’s solicitor if necessary.

Is there a chain or just your purchase to consider?

Our solicitor has sent an enquiry about the extension being built and we already have all searches back. We sent for the searches immediately as we didn't want to hold anything up.

Our solicitor has requested the draft contract (with no mistakes and correct purchase price) numerous times but they are just not responding.

There is no chain, we are renting and our sellers are moving into an empty house.

The EA needs to get the sellers to chase their solicitors as they are the ones paying them. In my experience a bad solicitor will ignore everyone but the ones paying them

I've asked the EA to chase - she just dropped in conversation that the solicitors mortgage offer should be through by 6th September!! wtf. We offered on the house in June and were told they were expecting their offer in August. I just assumed that they'd received it already!

Have you had all enquiries and searches back? We're FTB too had an offer accepted at a similar time to you and it was only last week that all our searches and enquiries we're finally completed by the seller and their solicitors. If those things aren't in then its highly unlikely you'll move in two weeks.

DD had her offer accepted end of March, still not completed.

her solicitor has everything, even her deposit as does her seller but the one above is fannying around.

Searches are back, the sellers solicitor won't respond to our solicitor regarding the enquiries. It's been 4.5 weeks and no response despite my solicitor chasing each day.

@SpeakingFranglais wow, that is a long time! what has she done about her mortgage offer, has she just renewed it?

It’s actually ok until the middle of October, she had six months on it, so her mortgage wasn’t approved until around the middle of April.

We've just had a response from our solicitors saying that the vendors solicitors have emailed back saying "we have received your email about the enquiries and will revert back to you soon with our clients responses"

We emailed them five weeks ago about enquiries, I was hoping for more back that this? Confused

I emailed the EA and no response. Do I just keep chasing?
