Best house selling tips?

My house should go on the market in the next week-ish: I bought a few years ago, and was scraping the depths of my savings to afford a house at all - so I wasn't too picky. Now I'm selling, and I've done the house up a fair bit in those years so I think I'll be appealing to buyers with more cash - so I think their expectations will be higher than mine were!

It's a fairly standard two bed Victorian terrace. I've touched up the walls where I can, cleared an enormous amount of stuff into the loft and chucked more stuff out entirely. It has a small kitchen, and I'm planning to remove everything I can from e.g. the tops of cupboards where it's all squirrelled away now.

Is there anything specific anyone would recommend to help it sell once it does go on the market? Any suggestions gratefully received!

If you’ve a friend who will be honest about it, then get them to be a fresh set of eyes.

Take a picture of every room and see how many problems you can spot.

I'll definitely do that, I think any bit of clutter and even just things that (in my mind) are homely can make a house look dreadful in photos. I have a friend coming to help me clear the kitchen tomorrow and I'll ask her to put her most critical head on before she comes in.

Clutter free, clean and tidy. If you have improved it, make sure all the small jobs are complete.

Try taking a few photos as though you were the estate agent and try to see them from an outside perspective. Compare them to similar houses that are up for sale.

Also remove anything that you think might not have broad appeal so if you have a collection of dolls with machetes or exotic pets or skeletons get rid of them!

Small jobs is a good point, there are definitely little bits I haven't got round to, I'll try and get through as many as I can in the next few days.
