I'm looking for a house to rent so I can relocate my family for a new job. The rental market where we're going is very busy, hardly any bigger houses coming up and homes are getting snapped up within 1-4 days of being advertised. We'll be selling our current house to relocate.

Letting agents are asking me to agree to commit to a minimum 12 month term before they'll even arrange a viewing. I don't know how long we'll need to rent for - at least 6 months but probably not 12. But I feel like if I say that then we stand no chance in such a competitive market. But I'd rather be honest. When I've rented previously we had an AST but with a break clause at 6 months after which you could give 2 months notice to move out - not sure if this is the norm or whether we would actually have to commit to 12 months.
