New build site plans

Silly question really but does anyone know if the site map showing plots on a new build estate tend to show a good representation of garden size? Some we are looking at appear to have tiny gardens and others look huge so wondering if the scale would be similar once built. Hope this makes sense 😂

The site plans submitted for planning approval will be to scale so the sizes will be accurate and as shown. Some local authorities have a tool that will let you measure off them online.

Artist impression type images from the developer might have a bit more ‘artistic license’

I wouldn’t trust anything you see in the sales office or in a brochure. Go on the Council’s website and look up the planning application and view the proper site plan. Check if there have been any amended plans.
The plans drawn up for the planning application are required to be drawn to scale.

In general with our builder the scale from one plot to the next was pretty realistic. I did check to see if their sales map matched the one on the planning permission portal document (which it did).

You can also request the garden dimensions from the sales team and they should be able to share these with you.

Hi op, would advise as above that you can get all the info from the sales team. We were umming and aahing between a few plots and they were able to give us dimensions.

Try and find out where the drains run and whether there are any shared manholes in your garden. Also position of street lights
