Has anyone bought old house in Scotland and done a completed rebuild?

We are struggling to find a property we want to buy in the area we want to buy. But a few old dated bungalows have come up for sale 1960’s 1970s which have been on nice plots. So I wondered about knocking down and rebuilding? We have quite a big budget and it occurred to me this would also mean saving on lbtt which is very high in Scotland for bigger properties.
I also heard that a new build house means you don’t pay vat. Does anyone know if that true? Any advice anyone can give would be gratefully received.
