I currently rent a house out which has a single detached garage, the garage isn't in a good state now, the main door is broken, the wood has all warped and brittle on the side door and the roof leaks. I've had a few quotes to fix things and it is actually only a couple of hundred more to buy a new prefab garage.

A garage is just short of 3k and with it being a rental property I'm loathed to spend that. So I have been thinking about a decent shed instead....

However my question to you is will this effect the property value when we go to sell?

It depends on the area but if a garage is the norm for the houses and yours doesn’t have one it can really put people off

Not an estate agent but as a buyer I would say a house with a garage is worth more than £3k more than an identical house with a shed.

Tricky one. We are looking for properties at the moment and a garage isn't a dealbreaker but we are factoring it into the overall space. However, a detached garage isn't so desirable for us as it wouldn't be able to be converted into a room within the house. Is the garage wooden? If so, I'd be tempted to put in a really nice modern shed / out-house type thing.
