Neighbours Conservatory & Building Extension

We're in the early stages of planning to turn our conservatory into a proper extension. We live in a semi-detached house, and our neighbours also have a conservatory at the back - they are both close to the boundary, probably about 50cm from each other. Are we going to need a party wall agreement to build next to their conservatory, or not as it isn't a proper extension? Or will we need one anyway because it's going to be alongside the boundary?

Thanks for any advice, just trying to wrap my head around this!

Yes is the short answer!

Argh, thought that might be the case the more I thought about it! Thanks :)

Yes you need one, but not because of the conservatory. You need it because you will be digging within a specified distance of their house (as in you would still need it even if the conservatory wasn’t there).
