Valuation for leasehold extension

Does anyone have any experience of this?

I'm think I need to get a chartered surveyor to do this but most don't seem to do this kind of valuation. I am the freeholder rather than the leaseholder.

Google search throws up some calculators which will provide an estimate. There are various articles giving advice from the perspective of the freeholder or leaseholder, e.g.
