Small extension

We’ve bought a lovely new house, the only issue is that it only has one bathroom (when we’re used to three.) We are hoping to add an extension to the main bedroom which we’d make into an en-suite and small dressing room. The house is a bungalow, so it’s single storey, and I would estimate it being maybe 1.5 by 3 to 4 metres, so really a very modest extension.

Has anyone had anything similar done and could suggest a rough price? I am literally clueless, someone could tell me £5k or £50k and I’d think both realistic!

Rough rule of thumb is £2k per sqm for the build, then costs of everything inside on top. Cost of materials is very high at the moment so be prepared for a little bit more than that. We also tried to do a small extension (about 6sqm) but noone would take it on as the job was too small... but all you can do is start getting quotes and take it from there!

Thanks @bravotango I did worry if it wasn’t worth a builders time, especially given the materials shortage! We’ll see what they say,..

Be aware that the 2k rule seems totally out the window at the moment- I’ve had recent quotes ranging for £3-6k per m²

Yes that's true Bea - likely down to demand plus high cost of materials. Round here it's not too far off £2k but there is a long long wait for good trades.
