Choosing when to go in the market

How do you decide? DH and I have been talking about moving. Had someone out to do a rough valuation last week which really clarified some thoughts, and we decided we would list early next year (DD starting reception in Sept so didn't want to move too soon, though moving locally so she'd be at the same school).

But just today a great looking house has come up on one of the few streets we're looking at! 😫

How strict are estate agents being with viewings/offers in the current market? At some point do we just list and hope the right house comes up?!

If you're keen on the house, go see it. You can always put your house on the market once you've found the house you want to move to? This however depends on where you are, property value etc. If things sell within a day or two then you're unlikely to be entertained. If not, worth a shot.

It’s like chicken and egg ! We were similar position, not moving very far only willing to move for house in a particular area that ticked most boxes and loathe to sell ours first as knew that not much meeting our criteria comes up so could have been stuck for months in limbo. When one finally did , we were able to view and wanted to offer so we immediately marketed ours with the same agent , vendor accepted offer in meantime as it had been on a little while. Ours went under offer same wkd. As it turns out we wound up buying somewhere else and unlike house one, this one had much more interest and had we not been proceedable we wouldn’t have had a chance I don’t think. So I guess you don’t know until you try, agree go and see it and then that will help focus your mind. Good luck !
