No chain and the property is vacant. Vendor is keen to complete as am I but all we get back from the solicitors and EA is "covid is slowing everything down" (doesn't everyone use that as an excuse now 🙄). I'm hoping it will all go through quickly as I'm currently in a rental and need to give notice.

I keep getting different answers from Google, one being 3 months Shock surely not? Ahhh I'm so bloody impatient I know!

When did you have an offer agreed?
Searches are what is so slow at the moment. And your buying position will do little to expedite that.

Offer accepted just over 3 weeks ago. Searches/valuations instructed last week. It just feels like it's been weeks already and we've got no where. But perhaps (obviously) I need to be more patient 🤦‍♀️

I bought mine in 5 weeks from offer to getting keys. Last search came back three days before we exchanged/completed. If your solicitor and seller’s solicitor is on the ball it can be done (SW London).

Did you have a mortgage? As far as I'm aware it's mortgage companies slowing down the process a lot at the moment.

We had a sale fall through so were ahead with our purchase (offer accepted in May).
Our new buyer offered at the end of June and we are completing next week. 7 weeks for the sale which happened during 12 weeks for the purchase. However it was all simple in terms of houses/mortgages/searches etc. they didn't have a survey done and all three parties (buyer/me/seller) were pushing for a quick sale.

12 weeks is the usual kind of rule of thumb on average.

But as above, it really depends on the local area for searches (mine came back after 2 weeks!), the solicitors (many are taking leave post the big june stamp duty deadline), and yes the mortgage companies if you need a mortgage offer - I was told for mine current turnaround time is around 20 working days.

So all doable if everyone is really on the ball and nothing untowards pops up.
