Moving to Wythenshawe M23 (South Manchester)

Hi, may I get some advice about moving to Wythenshawe? Which area would be better? Which area should be avoided?

I believe Northenden is Wythenshawe but doesn't feel like it to me. Perhaps the best bit. Feels more like a normal suburb and closer to the city. Lot of buses to town and a normal high street.

Not Wythensahawe but very close is Heald Green. Train into Manchester. Seemed ok to me but don't know about prices.

Northenden is Northenden rather than Wythenshawe.

It is part of Wythenshawe according to Wikipedia (below) but seems the locals try to distance themselves and connect to Didsbury.

Northenden is one of the many areas within Wythenshawe. It has the same postal code, is part of the Parliamentary constituency (Wythenshawe and Sale East), and is one of the five electoral wards of the Wythenshawe area.[9] In 2003, following a review by the Boundary Committee for England, the Wythenshawe ward of Benchill was disestablished after it was named the most deprived ward in England in the Index of Multiple Deprivation (the Index is a governmental measure of local employment, income, health, education, housing, child poverty, and availability of local services). The area was then divided between the neighbouring wards of Sharston, Woodhouse Park, and Northenden. However, in 2006, after Manchester City Council erected a road sign that said "Welcome to Northenden, Wythenshawe", many Northenden residents objected to the inclusion of the word "Wythenshawe". The residents were accused by one local councillor of snobbish behaviour and attempting to distance themselves from the Wythenshawe area (which is primarily social housing) for the sake of house prices as well as wanting to be seen more as an extension of the affluent neighbouring Didsbury area. The city council agreed to remove the word "Wythenshawe" from the sign,[10] though Northenden is still officially part of the Wythenshawe area

Avoid wythenshawe like the plague. Its miles away from anywhere and it's really unsafe and depressing. Loads of crime and drug/ mental health issues. Sorry to sound like a snob but IME it's one to avoid. All of it.

Do you really need to be in South Manchester? Is there a particular reason why or do you just need rapid access to the city centre via public transport tram/train?

@Marylou2 We focus on South Manchester since it contains many good area such as Sale. We have been to the North & also the East Manchester (which are also with public transport to City Centre), and found that we like South Manchester more.

I am sorry but I would not live anywhere in Wythenshawe, unfortunately I know it too well. I've got family still in Baguley but the whole area is rough as fuck. It's racist, high crime rates and anti social behaviour. If you absolutely have to go there, try the end nearest to Sale. There are much better areas of Manchester.

Northenden is fine. Gatley worth a look too. Wythenshawe around Crossacres or Woodley park always seems ok to me? Or the Tesco / brooklands area bordering Sale. But Northenden and Gatley much nicer.

Thanks! Gatley seems to be quite good, which is reflected in the house price. We will have to wait to see if more affordable ones would be available that area later.

May I have your view on the two below? They are in Timperley, but far away from the metro and also very close to Wythenshawe. One is mews property.

Many areas of Salford are nice and very handy for the motorway network, canal/golf course walks and Central Manchester. Look at Swinton for your price range. Monton might be a little more expensive. Worsley, more expensive still.

A doer upper. Close to a nice park and motorway network and right next to excellent Catholic high school and primary school (if you’re Catholic or it’s a low birth rate year).

I like Gatley, btw because the planes fly really low over the houses which is quite fun, tho perhaps not so much if you’re averse to the noise.

Yeah don't go to Wythenshawe. One of the newish build estates in Sharston would be ok but transport links aren't great.

Northern sen is fine. Gatley is nice. Whalley Range I like. Near to city centre, diverse, lovely park. Levenshulme is worth considering but not longsight which is next door.

These are brand new at the end of a quiet road and close to a little children’s playground and Monton High Street which has a good community feel. Also good primaries nearby. If you could stretch or make an offer, they’d be a good buy.

Those 2 are in a much better place.

If you look at the Rightmove map, you will see a road called Shady Lane. That area is classed as Baguely and it is indeed very, very shady. Don't look at anything here. It really is not a nice place to live.

You will also see a Blue line.

The 2 houses in your post are to the left of this and are in Timperley which is much better and safer.
As long as you keep left of that you will be fine. There will be exceptions but as a rule it's a fairly good one.

Yes - I would include Prestwich. Very close to motorway network and good value.

Prestwich is good. And in North Manchester you get more for your money.

Places like Ramsbottom are lovely, but a) expensive and b) don't connect to the tram, so getting into Manchester involves bus/tram or bus/bus.
