Hi all. I've just had survey back (homebuyers report) from property looking to buy. A lot of the usual waffle and backside covering.

However it's flagged up quite a few issues with the roof. I know surveyors are often super cautious about things, but there is evidence that there has been a previous leak and some of the roof membrane has been patch repaired.

But the overall comments were all the issues were typical of a house of this age and valuation is fine.

I can't bear the thought of pulling out as there is just nothing else really suitable on the market and nothing else coming. I would also pretty much just lose my buyer straight away.

I'm thinking I should get someone in to have a look at it, but I don't live in the area (not even close). How do I go about that, just look up someone online and get them to deal with the sellers EA for access?

I'd get a roofer to look at it, but it's difficult to find a recommended one if you aren't local.

You could ask the estate agent. But really it’s been repaired and as long as it’s not leaking now it wouldn’t cause me to pull out. I would budget for ongoing repairs or roof replacement in the next few years.

Doesn't sound like a very big issue. Is it just a standard tiled roof, & how old is it?

If it has been patched and no longer leaks there is no real issue. Ask vendor if there are any guarantees for the work.

We had roof issues in our survey. Roof slate taken off, rotten timbers and membrane laid. Same tiles plus additional 400 laid back down. £6700 for detached 3 bed- done in two weeks. No bother despite how bad it sounded on the report.

It sounds like a non-issue. It's not a new house, there will always be something that will need work in the not too distant future. Have you chatted the report through with the surveyor? I would do that and ask how much of an issue it is. I never just read the report, I always call them for the 'real' version.

Thanks all. It's a 1970s house. Standard tile roof construction. I was anticipating that the age of the house means some issues are likely, but it's one of those things I can't just go and easily have a look at to see how much of an issue it really is!

You can definitely send someone to have a look via the EA.

I can't decide what to do for the best. It could well be fine, but I really don't love the house that much. It was the only thing I managed to not get outbid on or that wasn't overpriced and in the right location, same as so many other people. I've asked friends and family but I've had every possible answer which isn't helping either.

I think I'll try and find someone locally who can go and have a look at it and see exactly how bad it is and go from there.

With houses of that age you are always likely to find something which may need attention.

If it’s an up and over roof it’s not going to cost that much to do if you have to reroof it. I would expect a roof on a standard 3 bed semi to only be a few thousand if the tiles can go back on.
The leak it has had been mended so it probably fine.
