Any ideas on the cost of an extension?

We want to build a first floor extension, 14ft x 14ft approximately. I assume we’ll have to extend the main roof but I have no idea about the cost. It will be a bedroom so no plumbing costs. What kind of budget should I be looking at?

I don't know about 14ft but out 6m x 4m extension is costing £34k all in including kitchen fitting. We are in the west mids

I presume you mean a 2 storey extension? If so , yes , that’s likely to need the roof line changing and a new roof or at least part roof

Do you know if the foundations of the ground floor are sufficient for a second storey to be built on them? You might need to underpin the ground floor which will significantly increase your costs.

We are looking at adding on again with a 3 x 3 double storey extension.
This is coming in it about 35k no kitchen in with it or bathroom or anything - just labour, windows, doors, electrics, plumbing and roofing.

That includes the architect and planning permission docs etc

Do you mean 1st floor only over an existing ground floor? Presuming the foundations are already good enough for the upper story to be added (anything built in the last 15 years or so generally are but would need confirming), about 40-50k. We've just had that as a rough quote to get to second fix on a 15x15ft second story over an existing first floor extension. The big but to it all is cost of materials escalating faster than people can quote though.
