Help Me Pick An EA?

Hello! Thank you for all your tips on what to ask an EA, I've now had 4 around and struggling to choose! Who would you pick under the following please? All offering open days after a week of being on market, house is ex council in great condition but not an aspirational house if you know what I mean!

A - Small local firm, offering fixed price fee £1,400 + VAT, would market at £230k, doesn't include professional photos, premium rightmove, or social media. Tied in for 4-6 weeks

B - Large local firm, 1% + VAT, 25% of post code sales this year, professional photos and premium Right move, market at £240k. No tie in

C - New 2 man firm create last year, 1%+ VAT, 10-15 local sales recently, professional photos and premium Right move, market at £235k-£245k, would have same contact (one of the partners) throughout. No tie in

D - Big national firm, discounted because spent all his time dissing the competition rather than telling me what they could offer!!!

Market is pretty mad here, all of them said they could sell within a week. I didn't gel with one more or less that the others, but I would say A just seemed like a nice bloke, where as B & C were clearly master salesmen (but not in a bad way)

Look at listings by the first 3 and see which one seems to market in a way that appeals to you and what the photos look like.

I think it's very clear B and C are professional pictures, I also wonder if A would go for the quick (i.e. cheap) sell because they have no incentive to push?

Good pictures make a world of difference in my opinion. B or C may be the best.

I think so (and they'd be a nice keepsake after 4 years of renovations!)

I'd go with B.

  • discount A as you need good photos.
  • discount C because their fee is same as B, but they don't have as good a share of the market.

B will probably have more clients on their books who are looking for a property like yours.
