Who owns borders?

Hi my daughter is buying a house in a residential plot ..no one can find out ,including the solicitors who owns the 3 fences/borders to her semi detached property!!
Any ideas other than checking land registry as solicitors have already checked apparently

If the deeds don't say, isn't it a case of you look after the boundary to your right? In my garden, my right fence is mine, the left fence is my neighbours. The back fence neither of us know so we just split the costs or take repairs in turn.

In the properties I've lived in, it's always been you own the one on the left..

If you are looking away from the house is it Right or left?

Makes no sense.
If you are looking away from the house at the back the right and left sides are different to if you are looking away from the house at the front.
They’re switched.

We have all to rear, none to front! Check next doors' deeds? Does the vendor not know?

Ask the neighbours what they do and go with that. Our interpretation of the deeds is the opposite of what everyone around here does. As long as everyone agrees it's fine.

The "left" and the "right" tales are myths with no legal standing.

Nobody can be forced to build or maintain a fence if they don't want to (unless to keep their tigers, goats or other animals under control)

No. There is no "standard" side. Ours aren't specified so we go halves. Apart from the bottom fence as there is no-one to share that with (entry behind)

If it doesn’t say then it probably just means it’s 50/50 but that can’t be enforced. To give you can example at my last place our fence cracked on our biggest boundary due to that neighbour’s tree putting weight onto it. They weren’t interested in going even 50/50 so we fixed it.

On the other hand when the fence on our smallest boundary blew over our neighbour insisted on paying for the whole lot. He wouldn’t accept 50/50.

Also remember that whoever paid for the fence, owns it regardless of what the deeds might say.
In my property both sides are shared boundaries but I paid for the fences and put them just inside the boundary so they are my property.

I agree - the left/right/nice side etc mean nothing. If it doesn't say on the deeds I thought they were presumed to be shared.

How old is the house?

land registry as pp said check neighbours properties (cost £3 ? each - so doing a few isn't expensive)

Land Registry doesn't stipulate on my house but we all either go halves or take it in turns to replace broken panels. Best thing is to ask both vendors and neighbours what they do.

Tx u all she has found out that she owns back & to the right looking out onto back garden from house .
Tx u all if anyone finds helpful the solicitor has had to research right back to very original documents as to when the house was originally built as recent land registry searches did not show it up
