I don't mean the hard graft part. I mean having/getting a piece of land and starting from scratch?

There has been an off the cuff remark made about DH and I building a property on a piece of land owned within the family.

How do you even begin to work out the prospective cost?

Make sure that you have plenty of contingency. Architects cost estimates are often wildly optimistic. It's v common to have builders quotes come back at twice the estimated cost once the job goes out to tender. On top of that you have the inevitable over-spend once work starts and just now there are extremely high week on week price increases on materials (if you can even get hold of them). It's a perfect Brexit/Covid storm. I would save your energy, give the heart ache a miss and not do it.

We live in a border oak cottage - they are wonderful. We didnt build this ourselves but are the third owners. If i had the money i would love to find a plot and build a bigger one but we are retired now and the cottage is perfect for us.
