I'm raging....

For the past nearly 6 months we've been patiently waiting for all the enquires to come back

We need a deed of variation for reasons to boring to go into - this hadn't been asked for until last week....when we were told it could take up to a month to get, WHY HADN'T IT BEEN DONE IN APRIL!

Also, the estate agent is now emailing our solicitor to respond to her message re: said deed as this is now URGENT

If it was so f*ing urgent why wasn't it applied for it earlier, this has been on the enquiry list since the beginning!

@ForThePurposesOfTheDIR gosh that is awful. I would be furious! What has their response been when you have spoke to them?

The enquiries stage is so ridiculous and drawn out. We've been deep into "enquiries" now for a month and I am about to lose my shit. 6 months and I would have given up tbh.

How long to enquiries usually take to sort? Our buyers are FTB and want every minor bit of paper work dating back 120 years (I shit you not).

@getyourarseofffthequattro we are a bit further ahead than you in that all mortgage offers in place/searches done and enquiries underway. Also need a sept school move but I am not hugely hopeful as our solicitor has gone silent. Not impressed

oh no! I hope they get back to you soon.

I reaaaaally want to move before term as i dont want to send DS to school in one place for a couple of weeks and then move him :(

oh lord i am seriously stressed.

I don't know what to do! Heard nothing from vendors re an onward purchase - really need to be getting on with it!!

Would it be a disaster if DS had to go to his current school for a few weeks and then move to a new one?

Its either that or me and him move in with my parents and leave DP behind but then he will need to pack on his own pretty much which doesnt help.

I am also moving jobs and my notice bloody coincides with the new school term im just lost as to what to do its a sodding nightmare!

Ot wouldn't be a disaster at all if he had to go back to his previous school for a few weeks. Not ideal, but in the scheme of things it will be fine.

Its a strong possibility for us for our kids. I'm not moving schools until we have at least exchanged. Both current and future schools know this and have said its fine as long as I keep them updated.

that is reasurring... it may be that we have to.

Luckily my new job is working from home exclusively until at least 2022 and even then only going in on a rota basis so in terms of that it doesnt matter where I am. DP is going to commute to his current job anyway (45 mins ish) so thats fine. The sticking point is school really.

I think i just need to calm down really! its so hard isn't it...

Hi everyone

I'm the poster buying a B and B with the difficult seller.

Well despite being told we're all good to go our buyers solicitor want a deed of variation for something. I only bought the house 3 years ago when it was brand new so why they want this I have no idea.

B and B lady has said they want to move mid September. Our chain won't wait for then so our buyers are moving in with their family for a month. They came to measure up at ours and are really excited. I feel we are getting somewhere but it's felt like a 6 month long white knuckle ride and I won't believe it until we're walking in to the new place.

I've been reading everyone else's updates and we're all in the same boat - it's like another world of bureaucratic madness!

To the poster who was looking for the planning documents from years ago - I hope you found it and got moved in.

@newhouseangst I think that was me. We are meant to be moving on Monday. The planning document hasn't been found yet in storage but we know it exists and finally the council also confirmed that it did although they didn't have a copy either. We are hoping it's sent through today and I can at least try and enjoy the weekend!

The whole timing is a disaster for us now as it's hit our busiest time at work but there's nothing we can do! I just can't wait to get it all over and done with. It's such a frustrating process and I feel completely exhausted by all the trials and tribulations!

Sorry to hear your chain has been delayed! Make sure they know you want to complete by end September so you don't lose the stamp duty advantage as that would be so unfair as the delays were nothing to do with you! Are you going to run it as a B and B?

Feel like I can join in this thread now!

I'm middle of a chain ( 6 of us eeek!). Chain hasn't been complete that long as my vendors took quite a while to find somewhere. Buyer has already had everything done and is asking for completion dates. I'm still waiting back for searches and enquiries and vendors solicitor is being really slow.

I'm trying to keep fairly relaxed about things and just let everyone get on with things. I just hope they don't try and push for completion before end of September as it really won't happen unless someone up the chain decides to break which is very unlikely.

After lurking for a while i'll finally join. Our chain completed 2 weeks ago. We are second in the link with first time buyer buying our house. The vendors we're buying from are buying from an elderly man who is moving to a nursing home so hopefully with a 4 person chain we should be able to complete by end of september (she says naively!) Solicitor sent our contract pack out to buyer this week. Nothing from our sellers as yet. Mortgage all approved and full offer received. Searches requested. Feeling really tetchy no one else seems to have done much though - want to chivvy everyone along but don't want to seem impatient. Surely buyer should have survey booked by now (we're two weeks in) and a contract pack from the seller should have arrived? sigh!

I know what you mean @wallflower101 my seller's solicitors have been really slow replying to my solicitor but seems post the June deadline a lot of people are on leave over the summer. So just trying to get hold of anyone to do anything at the moment seems to be taking just as much effort!

@wallflower101 @readytosell it's so hard to know how often to chase things isn't it? We are in week seven and counting waiting for replies to enquiries from the vendors solicitor. Were previously told that the priority was those completing before the stamp duty deadline which was fair enough. Now being told that conveyancers are just as busy dealing with the backlog of work acquired while dealing with the stamp duty rush. Like you, I am now feeling tetchy!

Good point about everyone being on holiday that makes sense. I chased today and the EA is chasing as well. I don't want to seem impatient but i'm also aware that those who shout the loudest and become a nuisance often get dealt with quicker because everyone wants rid! Grin

Couple of last minute hitches (seller Id not having a middle name?!) and an uncontactable buyer's solicitor meant it took a little longer than necessary, but we've exchanged!! Completion next Friday. Didn't realise how tense I was feeling about it all.

I've lurked for a bit, but I'll throw my hat in and say hi!

We're selling our flat, and buying a house. The house was supposed to be chain free, but we visited to do measurements earlier this week, and the vendor told us that he's now linked it up to his purchase, so there's three people above us who are ready to go. They want to complete in August...

Our solicitors seem very slow. We had our offer accepted in mid-July, and got our mortgage offer finalised the same week. Survey was earlier this week. We were expecting the pack to be sent over on Tuesday but phoned today and the solicitors are waiting for searches... they're buying them from the previous purchaser, but haven't heard anything recently. Arrggh.

Our buyer is very quiet. No survey organised, as far as we know, no response to our management pack...

It all seems so slow, and nothing seems to happen if we don't call daily. Arrggh...

It probably doesn't help that I'm 20 weeks pregnant Grin

@Andthenanothercupoftea Congrats on exchanging!! I hope it all runs smoothly from here.

We are selling our semi and buying a detached. Cash buyer and probate seller so short chain. Everything ready to go just waiting for probate to be granted.

3 attempts on the mortgage. Much less than we wanted to borrow but still doable to purchase but less for renovations. Will try to remortgage in 6 months after moving in. Credit rating has been smashed due to applications and even got declined for a Klarna purchase the other day!

Have been declined life insurance by numerous companies due to a one-time psychotic episode 3 years ago.

Just waiting on the removal men to turn up to quote today.

Have asked the EA if we can access the property to get the trades prepared. Waiting on that.

Ffs our valuation for our purchase how now been pushed back a whole week because our vendor has a viewing the same day so postponed it but the next appt they had is a full week later. September moving date is looking further and further away ffs!

My broker is saying they have our mortgage offer but it’s been encrypted so they can’t open it and may have to wait a week for paper version in the post 🤷‍♀️ WTF
I think this whole system is designed to make you feel helpless and beholden !

@Itscoldouthere That seems odd! We got our mortgage direct from Barclays and it was just an attachment.

I do business banking with HSBC and they often do encryption, but the key is in another email sent at the same time.

It’s not exactly unusual, L&C brokers and a UK building society. It has been a bit long winded as it’s an Expat mortgage as we are currently outside of UK, but it all feels a bit ‘ink & quill’

@wallflower101 we're in a similar position to you! a 4 person chain and we're second from the bottom. Also seem to be the most organised and playing the role of trying to get everyone else moving...

So far we've done our mortgage application, arranged the survey, draft contract of sale sent to our buyers solicitors, expecting our draft contract from our sellers today/tomorrow and searches will be applied for by end of week.... and everyone else seems to have done...nothing?! its so frustrating!

But i think you're right about the loudest being the ones dealt with quickest so im making noise and just accepted I'm going to be mildly annoying. Hey ho!

@DanisEndo I know how you feel! We've done the same... It's so frustrating. I've just called our estate agent to see how our buyer is getting on as we've heard nothing, and they confirmed that they've got the pack from our solicitor, but our buyer hasn't paid their solicitor yet so no progress has been made...

The rest of the chain is ready to exchange. I'm so nervous.

@TakeYourFinalPosition Oh that's even more stressful with everyone else being ready to exchange! It does make you wonder what people are thinking doesnt it, so inconsiderate to hold everything up and not communicate if theres a valid reason eye roll

My other half keeps commenting how stressful it all is and i keep reminding him (apart from not having done anything but signed a few things hes not had to do anything! Wink) that we should be saving our stress for much further down the line...
