Hello everyone! We are FTBs and have had our offer accepted. Our solicitor has been instructed and we have filled out pages and pages of paperwork, and also made our mortgage application.

We have already agreed a completion date in early March. We wanted earlier, of course, but our buyer is moving abroad and we are working on her schedule somewhat. To be honest I'm just relieved to have found somewhere we love - the property market is not a fun place right now.

Aiming to get everything done ASAP so we can exchange in the new year. Any advise as to when we should arrange the survey?

We had an offer accepted in early September and our house was sold two weeks later. Our vendors can’t find a house to buy. So we are in the hands of the Gods!

I just hope our buyer is willing to be patient.

Today I received a note from my vendor, via the solicitors, that - although there was no building control certificate (because the works were not completed as they only enacted half their planning permission…) - building control had visited during the building process.

So my solicitor has sent back a note asking what building control said, during or after their visits. Obviously.

It’s like pulling teeth… and makes me suspicious, to boot.

So. Apparently they never had anyone come and sign off the extension. So they are waiting for them to come out and do that. Which could take months.
I think we are going to have to look for another house. Which I have been looking and I have not seen one that I would even go and look at.
So we will have to wait. Either till they get the certificate or we find another house we like and give up. No idea what our buyers will think of they to be honest. At this point I am passed caring and want the entire thing to go away.

Just want to t have it hanging over my head. And get on with life and look forward to Xmas here.

No update on the mortgage, surprise surprise. Apparently the enquiries are now satisfied. So we are literally only waiting for our vendors mortgage for their onward purchase. Apparently I'll get an update tomorrow (hollow laugh) tomorrow never sodding comes.

@Paranoidandroidmarvin Sounds like we’re one step behind you- we’ve also not got any kind of building completion certificate from an extension, but no one has yet told the council…

@Goosethemoose it sucks. But. My plan is just to hang on in there I think. I don’t like anything else at the moment.
Nothing I can do to chase it up either. Will have to see how our buyers ( who are first time buyers ) how long they will wait. If they don’t I will take it off and have Xmas at home and start again in jan. our house took an hour to sell with bidding wars so not worried about selling it in our little village.

What is it with people not getting extensions signed off properly @Paranoidandroidmarvin @Goosethemoose?

I've found out from my solicitor today that my vendor says the extension was built in the early 90's, and she has no paperwork whatsoever. Not only that, but she refused to let the Homebuyers survey take place today on the basis that the valuation survey has already been done, and mortgage offered, so there's no need Confused

Any other vendor I'd be suspicious, but mine is mid 80's and has no family supporting her with the sale, so I'm inclined to think perhaps it's all just getting a bit much for her.

It doesn't help my nerves through this though. This is the only house I've seen in the last 6 months that I could actually visualise living in, it's perfect for me and my DC and in the right location. It's also at the very top of my budget, anything halfway similar coming to market now is at least £75k extra, which is beyond me. I really don't want to be living with family for much longer, however I may not have much choice.

Not counting my chickens yet. But. That was a huge hurdle to get over. Just now waiting to see what is left to do.

I rang EA again for my promised update. Did I get it? Did I fook. She said she was chasing the mortgage advisor for an update but she was on her own.
A) she said she was doing this last week so why are we still waiting on the Wednesday of the next week?
B) THE MORTGAGE ADVISOR PHYSICALLY WORKS IN THE SAME OFFICE

I'm getting really sick and tired of being palmed off. Is it unreasonable to ring them every day until I get an update?

I've had a total non update from solicitor. Forwarded me an email from sellers solicitor saying they're waiting for the mortgage offer for their onward purchase. Yeah no shit Sherlock.

Asked hopefully if that meant they had been approved and were just waiting for the post. Nope. She said "well if the ea are saying nothings wrong it's probably just waiting" BUT THEY HAVENT HAVE THEY BECAUSE THEY HAVENT SPOKE TO THE MORTGAGE ADVISOR SINCE APPLICATION SO THEY KNOW FUCK ALL!!!

I swear to god if I get through this without actually having some kind of stress induced mental breakdown it will be a miracle.

I’m sorry your update was so frustrating, @Getyourarseofffthequattro. It doesn’t sound like the mortgage offer has been sorted yet…

Ours is the same. Our buyer said it was due back on Monday after an “issue”, but we’ve heard nothing since. Chased today, EA said she’d heard nothing from buyer or his mortgage advisor.

His solicitor is supposed to be reviewing everything tomorrow. I don’t know if that’ll go ahead with no mortgage offer… I hope so, though. Our sellers mortgage offer expires on 25th Oct, his sellers a few weeks later. They’ve already had extensions. It feels like it’s getting tight!

Whatever the reason for her refusal, I'd never buy a house without at the very least a Homebuyer's survey. I'd actually be looking for a deeper level survey- what's now called a level 3, but used to be called a full structural, if there was any doubt at all about any extensions.

Valuations surveys are useless for anything except the valuation.

Amazing news, surely you are on the home straight now, you must be so pleased. Fingers crossed you can move to the finalising contracts soon.

@Starseeking ahhhh u would think wouldn’t u. Years ago we got to exchange day and the people whose house we were buying pulled out. Week before Xmas. With a small child. Had to u pack everything.
Now I never pack before exchange. So I am really just waiting for something now to pop up.

@Getyourarseofffthequattro I would, at this point. I know some mortgage offers take ages but the majority seem really fast at the moment...

For us... We were told on Monday that our buyer's solicitor had set today aside to work our sale, as she's aware of the tight timescales. Our seller's mortgage expires in just over a week, the person above a few days after, and the person above doesn't want to extend it.

I called the estate agent at 5pm yesterday to check buyer has a mortgage offer... she couldn't confirm. Our agent answered the phone but said she'd just got in, and hadn't heard from our buyer or his mortgage broker despite chasing twice this week... she said she had it in hand; but I don't really believe her.

Our solicitor is ready and waiting for enquiries today... my head says if no progress is made today, it's all off.

Thanks for the advice @BlueMongoose, I was beginning to doubt myself asking for it. I'm spending the best part of £700k buying a place on my own for me and my DC, so I really don't think it's unreasonable to obtain a report as to the condition of the property, ESPECIALLY given the extension has no paperwork (vendor says built 1990, and it looks it, so out of time for any enquiries).

I'm minded to get an indemnity for that part as I plan on an extension of my own in a couple of years anyway, which will replace the old one, but I still want the Homebuyers for the current condition.

Oh my goodness, this frightens me! If that happened to me I'd end up living with family for years as I'd be priced out of the market. Values have already increased substantially around me since my offer was accepted in early July.

Cross posted while I was busy typing. Great progress as at least you know something is moving, albeit slowly.
