I have posted on here before about a potential purchase with works in the loft, albeit this is not a bedroom. We asked for a regularisation certificate as the space is habitable and we wanted to know the structure was safe. The Seller had the Builidng Inspector in earlier today and "informal" advice was given on additional works which need doing to enable it to become "habitable" under regs (namely fire door etc), however structure was okay. We have seen photos and are going to have a look at the property again tomorrow (the joists have all been exposed). However, this is now appearing on the councils website as a "loft conversion" application, status "undecided". My understanding is that the vendor had to book a visit in from the Council Inspector, and did this online. However, would this cause an issue when selling? It is not showing as "not approved"/ "failed" etc.
