Damage in a HA property

If there is damage to wallpaper and ceiling from a leaking roof in a HA property is the HA responsible for putting right the damage to decoration ie wallpaper etc or would the tenant have to claim on their insurance?

When I rented from a HA water came through from a dodgy chimney. The chimney was taken down and the HA redecorated the whole bedroom.

Mine would repair damage so replaster say and make good. But no further cosmetic work bar.

Mine won't redecorate because my tenancy agreement states im in charge of this

I work for a HA. We would re-plaster the area but tenant would be responsible for wallpaper/painting

Generally not worth claiming for wallpaper or paint on insurance. I think in theory you could claim off the neighbour insurance if they have any but if they don’t you are stuck.
