Ftb, help what's next?

Hello.....
Just waiting for water & drainage search to come back (anyway now I've been told)...... mortgage accepted, survey complete, life & building insurance quotes ready to be taken out when I'm given a date! Does anyone know what I should expect next? When will I transfer funds or when will be solicitor do things next? They've been pretty hopeless with communication which seems quite the norm looking at other threads......... I've seen some of the paper work regarding what the sellers are leaving/taking etc.

Can anyone help with some sort of time frame or what to expect next around completion/exchange? I'm moving out of my parents house and we have our own van so I don't need to arrange removal etc it can be done whenever needs be.

Once all searches are back etc the solicitor will raise enquiries with the seller- could be anything, from gas certificate, current insurance certificate, warranties, whatever. Once he/she has had replies they write up a report for you, explaining everything. If it is a leasehold property they will go through major points. You may have questions of your own.
The draft contract will also be sent out to you. You sign this, plus transfer deed. One of these signatures (can't remember which) must be witnessed. You sign this before exchanging, but you can sign them at any time before then - it doesn't mean you are ready to exchange.
Your solicitor will ask you when you are happy yo exchange and complete, and once this is agreed with seller they will request funds (usually 10% of agreed price) in order to exchange, and will call you on the day to ask of you are ready.you must insure the property from this date.
If you are getting a mortgage the solicitor will request that money before completion, and any more from you to make up the amount.
There is usually a couple weeks between exchange and completion, but not always. Anyway yhr dates are agreed and then you know when to start packing!
Don't forget to get your broadband, TV license and cable/satellite, utilities etc and inform Council and ask fir single persons discount form (if that is the case). It may take a couple weeks for the router and TV to be sorted so call them as soon as you exchange.

Thank you! Literally just had an email that ALL the searches are now back so solicitor said he is going to chase the sellers solicitor for the enquiries. Hopefully not too long now, I think the last couple of weeks have been the most stressful as it's just been a waiting game, I'd rather be rushing round filling stuff in or signing forms rather than just waiting 😅 what do you mean seller will request funds? Is this different to mortgage deposit? This hasn't been mentioned anywhere by anyone?
