FTB survey question

At what point does the survey get done, is there something that triggers it and who arranges it?

I'm a FTB. Offer accepted, mortgage in place via a broker. Searches done. Then what? Does someone like the solicitor tell me to do the survey and when, or do I initiate that? Is it done via the solicitor or someone else, or do I need to initiate it independently? If the latter, how do I set it up?

you organise it, separate to solicitor etc. you could ask solicitor or anyone you know in the area to recommend a surveyor.

You arrange it. You call the surveyor and instruct them (just as you did with your solicitor).

Usually survey is done first. You arrange it. It's important to flag up any issues, but it also gives you an idea of future things to be aware of. I'm amazed your solicitor didn't ask for it before searches.
So get it done ASAP! There may be further enquiries that your solicitor needs to raise with seller.

I literally googled surveyors near me. Filled in a enquiry form on a comparison like site and then available valuers emailed me quotes and i booked through that way. No one told me when or that I had to. I then forwarded a copy to my solicitor.

So I’d say get on and book one as your searches have been done. Due to the stamp duty holiday surveyors were reeeaaallly booked up so good luck! Hopefully things have calmed now

Depends on what survey you are having. If it’s just a homebuyers report for the mortgage then the company will call you and ask you to pay for and arrange. If you want your own building survey you arrange that all yourself

I would not go with the mortgage company's valuation only. You want a proper survey, a homebuyers or structural depending on what you are buying, though from recent experience yhe honebuyers is just as informative.

When the mortgage broker puts in your mortgage application a surveyor is then sent out on behalf of the mortgage company to check they are happy to lend what they have offered. Sometimes they will do a desktop valuation (they don't go to the property just do figures from what's sold in the local area). Your mortgage broker may have got you a free survey or you may have to pay for it.

If you want a Home Buyers survey - where they act on your behalf and go into much more detail then you arrange this separately. Usually costs a couple of hundred depending where you live in the UK. Home Buyers are not always necessary but it's certainly beneficial to have one done.
