Selling Tips and Tricks

We've just put our house on the market and 10 viewings booked were booked within 24 hours. They're due to take place in the next few days. We've been told the house should sell quick. We had an offer before market but we're hoping for a bit more and want to maximise (obviously!) how much we get for the house.

Does anyone have any tips and tricks to help get a great price?

That's what your agent is for! If you've decluttered, cleaned, weeded your garden, plumped the cushions and removed the dog...not much else.
If you get multiple offers go with the most proceedable and even better of selling via same agent, but don't be greedy.

Just make sure house is as perfect as possible. Decluttered, clean, cleaned windows, smells nice, flowers and plants, tidy garden etc.

Going forward make sure you’ve got your paperwork in order, it can become very frustrating as a buyer when the seller hasn’t bothered to get paperwork together properly, often sellers seem to want top £££ and a quick sale but if you haven’t done things like having, planning/building control paperwork, gas/electrical certification, leaseholder info, then you are going to get enquiries from your buyers. Nothing more disappointing as a buyer than getting the sellers information and it being full of no/don’t know answers.
