Stuck in incomplete chain

Anyone else throughly fed up being stuck in an incomplete chain?

Nothing much else coming onto market, and could just get into another incomplete chain. Anything left languishing is either stupidly overpriced or undesirable in some other way. Rentals market too crazy to even contemplate, not to mention the cost and hassle.

I know, I could be even less fussy and buy any old rubbish, or spend a small fortune on holiday lets or whatever. But just having one of those days where it all feels a bit meh!

I hgave up waiting after two and a half months. After that I only looked at chain free. There are a few on the market as I'm looking in London, I know this isn't true everywhere.
As it happened, my second seller pulled out, so I have ended up in an expensive holiday let after all! We were set to make the June 30th deadline too, so doubly annoying. Only redemption is the current house I'm trying to buy is £20k cheaper. But while that means I have to money to pay for the aborted sales, extra stamp duty and holiday let, I'd rather be using that money towards renovating the house.
I have to move for schooling, its something we planned two years ago. If I didn't have to move I'd stick it out til next year.

I've seen a couple of chain free properties, but they're either completely the wrong location or they need so much work doing which I just don't have the time to do. I'd already compromised enough on the place I had offer accepted on as it is.

Just hoping top of the chain finds a lovely chain free property soon Grin

Yes same here. We've been waiting for our vendors to find somewhere for 8 weeks now 😔

Painful isn't it? My vendors took about 4 weeks, and now top of chain has been a few weeks.

Apparently my buyer took about 8 weeks and there is a FTB below them... they must be very patient, more than me!

I was in a complete chain that became incomplete back at the beginning of April, I went ahead with my sale and am now in rented so am the new bottom of the chain. There has been a new top of the chain since mid april however they have yet to find a property, rest of the chain ready to exchange.

Am wondering when to call it quits and look elsewhere - have been 'window shopping' but reluctant to do much else as everything is done on my purchase and I really want that house!

readytosell · 08/07/2021 09:06

It's tough isn't it @Kizziebel ! I must admit the house I'm buying isn't a perfect house or anything, but the location is great. Everything else available is a major compromise, either miles out or next to a busy road. So I'm trying to keep hold of what I've got!

Only good thing is my house will sell really quick if my buyer does pull out, but I cba with the thought of tidying and cleaning again.

Maybe today will be the day the chain completes, I'm keeping optimistic today Grin

We're off to look at a no chain property today 🤞 at least it feels like we're doing something. Good luck to everyone waiting

readytosell · 09/07/2021 12:20

Good luck @FelicityElectricity ! Hopefully it's suitable. I went to see one last week and sadly it just wasn't for me, so hope you do better.

Thanks @readytosell we really liked it so have put in an offer 🤞 the vendor is buying somewhere as a cash buyer so we've been told is effectively end of chain. It's like the holy grail if we can get it. I feel a bit bad for looking elsewhere but our current vendors are nearly 8 weeks down the line and don't seem to be able/in a rush? to find a place to move on to 😔

readytosell · 11/07/2021 12:22

Oh that's great news @FelicityElectricity will keep everything crossed for you!

Chain free does seem a holy grail at the moment. There are some I've seen on rightmove but the location would be way too much of a compromise for me, I'd be in no worse position staying where I am. I have noticed though a small flurry of activity of things coming on last week though so hoping more might come on, either for me or hopefully for top of the chain (although I don't know whether they are staying local - they could be looking somewhere completely different!)

Yes, waiting here. We accepted an offer on ours within days of going on the market and then had an offer accepted on the one we are going to buy a few days later. That was 8 weeks ago, and our seller has not found anywhere, so from the initial flurry of activity it’s now stalled.

Our buyer is first time, currently living with parents so not in a particular hurry and has said they are happy to wait, we are not in a particular hurry but would like to get things moving. Our seller wants a bigger, detached place in a particular town though where those sort of properties don’t come on the market very often. I am going to give it another couple of weeks and then make enquiries to her agent as to whether her moving to rental could be an option..

Other than that, I guess we just wait and hope!

FelicityElectricity · 11/07/2021 12:35

Yes there's no point moving to somewhere not as good as where you are now. Hope something turns up soon for you @readytosell

There does seem to be a few more properties coming on Rightmove in my area of Oxfordshire and a couple have been reduced. Occasionally one has come back on the market that was sold previously.

The house we like did have someone interested but they hadn't sold so couldn't make a serious offer. This house has been on the market since mid May and not sold. About a month ago that just wouldn't have happened 🤷🏻‍♀️ it would have been snapped up in days 😳

readytosell · 13/07/2021 11:54

Well not to jinx anything but seems that the chain is complete! Top of chain offered last week and then a bit of negotiating back and forth they got offer accepted yesterday.

Unlikely we'll make the september deadline but wasn't banking on it, but will just be relieved to move. Fingers crossed it all goes through and no surprises along the line.
