Ftb is this a good sign?

Hello all. Looking for some advice.
We have applied for a FTB mortgage 10% deposit via a broker. We haven't had a decision yet but our solicitor has said that they have been contacted by Natwest to act for us. ( Natwest is who our broker has applied with)

What does this mean? Have we been accepted yet but our broker hasn't been told? Or is this normal?

In Northern Ireland if that helps at all.

What does your broker say? Don't be shy to call the bank and ask if you want clarification. I would find it odd the mortgage was proceeding without your borkers knowledge, but who knows, someone might have mucked up the communication. In your situation I would ask the solicitor who the contact is and ask directly.

I would find it odd the mortgage was proceeding without your borkers knowledge, but who knows, someone might have mucked up the communication. In your situation I would ask the solicitor who the contact is and ask directly.
She says that the application is still in progress. Can you call the bank directly even if you are progressing via a broker?

I have done in the past. Once your relationship is with them through the broker you instruct them through them and the broker is responsible for things (which is no bad thing if you have a good one), but that doesn't mean you can't speak to them and ask them to clarify what is happening, if you are confused/getting mixed messages. Explain you are ftb and you'd just like to check what the state of play is and what you can expect from the process. If the solicitor has been contacted they must have the details of the person involved at the bank.
Did you tell the broker what the solicitor had said, could they explain why that would happen in the application being considered stages (I don't know myself), if it is all normal and to be expected the broker should be able to explain.
All these professionals should be happy to lay things out for you as a ftb

I used a broker but it was my solicitor who told me that my mortgage offer had come through, so I would take it as a good sign.

So update.
Spoke to my broker and she says she hadn't heard anything either but there is an update today

Valuation been booked for the 20th July that has to be a good sign right?

Also is it normal for the valuation it be so far in advance? ( it's legal and general)

The lender is assessing you and the property and deciding whether it is happy to offer you that amount to buy that property and on what terms. They need the valuation to do that.

So it's progressing but the fact the valuation is happening doesn't tell you that an offer will definitely be made

The valuation will be booked on the availability of the surveyor - so 20th July just means there isn't a surveyor available beforehand.

Yeah I understand that as it could come back lower value or have issues with the house. I think I'm wondering if a mortgage provider would even bother with a valuation if it was a flat out no. It's hard not to speculate.

Further update from broker she confirmed that subject to successful valuation our mortgage is accepted. So that is good 😊
Can't see why the valuation wouldn't be OK.
