We've just had an orangery built under permitted development but I'm hanging on to the final payment partly because the underfloor heating isn't working and partly because we haven't received any paperwork! I was certainly expecting something from Fensa for lantern roof and bifolding doors plus electrical certificate. Should there be some certificate for the heating? It's oil rather than gas. Also the work is guaranteed for ten years but again I haven't received anything that states this or indeed when the work was completed! We didn't fall out with them but the work took 16 weeks rather than 6. We didn't make a fuss but they presented us with a final bill which was 2k more than we were expecting - they were quite cagey when they left and it was all a bit rushed! They still have some bits to do like removing the bitumen from the wall where the old conservatory was - they said they'd 'try'. To be honest I don't think we'll see them ever again!

You need the certificates when you sell the house otherwise you’ll have to pay for indemnity policies. I think the only way is to hound them.
