Seems to be a change of circumstances but I am gutted. We are first time sellers, selling our beloved flat because we need more space.

The thought of going back on the market and the stress of viewings is horrifying me. Just feeling very down right now.

They were persistent and keen to have offer accepted, instructed solicitors and all was moving along, or so I thought. Today the EA rang me and said they'd changed their mind so we have had to pull the plug on our plan to offer on an almost dream house, and lost a few hundred on solicitors fees.

I'm on the third house trying to buy. First I waited ages for seller to find a house to buy and they have now taken house off the market. Second withdrew due to ill health. I've never experienced this before - I buy and sell a lot and only a very few times have I not bought the house I offered on (I was once gazumped, which fell through in the end - karma! Another the sellers also withdrew, then sold two years later for less than I had offered).
It's extreme this time round. Keep the faith.

So sorry to hear this OP, I've had buyers pull out and it's awful Flowers The first time viewers came round afterwards I didn't know whether I wanted them to like the house or not because I just dreaded going through it all again.

I hope the right buyers for you turn up soon.

So sorry this happened to you. I know exactly how devastating it is.

To give you hope, I was in your situation only a couple of weeks ago. We had to go back on the market but now have offers slightly higher than before, we are just waiting to get info on their circumstances e.g. decisions in principle.

The house we had offered on also went back on the market, but hasn't sold yet so hopefully the same will happen for you.

I will tell EA to put us back on the market tomorrow, feeling more hopeful now after reading your replies.

Posting to give some solidarity. Know exactly how you feel. Our buyers withdrew, went back on market and 2nd buyers withdrew. It’s so devastating, I don’t know if I have the emotional capacity to keep doing this

I feel for you. We are on our second buyers now and terrified this one will go south too. Honestly dont know if we could do it a third time.

If you're selling a small flat, you may be selling to FTBs. They are generally thought to tend to get more easily freaked out by the process and get cold feet, and their finances may be more precarious than those of people who have already bought a property before. But clearly they do buy something, somewhere, in the end. It's very disappointing for you, and you have my sympathy, but hang on, the perfect buyer could be round the corner. Buying and selling houses is very stressful at the best of times, and you have had a bad knock, but the next time may be fine. We had FTBs on a previous house, and they were great- patient with the chain, and very accommodating.

We had a chain organised and then the annoying people buying our place kept hassling us to break chain, moan moan moan everyday, there's lots of other chain free places on the market blah blah blah. So we called their bluff, told them to sod off, next day agent got us an offer from someone sane, and for 5k more than the idiots offer. You might get lucky too
