Best and Final

Is everyone else finding that all properties are going to best and final offers?

I hate it and I find it so stressful. I would actually prefer getting into a bidding war than best and final. We have tried 3 properties so far one went for £250k over asking, another £200k over asking then the third we were the highest offer but they picked the cash buyer who put in asking price. I just want to cry

Yes it's happening a lot round here. We just submitted a 'best and final' offer today, so easy to get carried away but I think we've been quite sensible. Will likely be outbid but we can't afford more.

Yes the last but one house I tried to buy went to best and final. I bid just under the asking (sw London).and got it. Sadly seller got ill and withdrew it.
You must be quite a high price bracket to go six figures above, or the agents are not pricing correctly. If too far above comps the mortgage valuation won't support it.

That is some ridiculous up selling OP!
The first house we offered on went to best and final and they chose the smallest chain. Understandably!

I had an offer accepted on best and final recently - just over £100k over asking. Got gazumped the next day by people who clearly hadn’t grasped the concept of ‘best and final’ Hmm

its so annoying! the worst thing is that you can make the best offer but then someone in a better position might come along and they pick that person instead. thanks to best and final offers im finding it near impossible to get a house!
