Inspired by another thread. If you had £1.4-1.7m where would you live in London? Can go private for secondary if need be.....Currently thinking Teddington (near to Richmond but less plane noise, good schools, on river, parks but a bit suburban) or Muswell Hill way. Though we have an issue in that we need in year admissions and I know there is next to nothing in MH right now. I’ve discounted Dulwich way as I prefer a big green space nearby. I’d really like a decent sized garden and four beds and not to be on busy road. Anywhere else I should consider? I need somewhere that has a centre, so not just miles and miles of 1930s houses. I’m struggling a bit as without kids I’d probably like Tufnell Park or Clapton that sort of thing, but not sure with kids....

Dulwich Village has lots of green space close by as well as the woods near Dulwich College. I do like Richmond way, my BIL lives near Highgate Woods and that area is good too. Have you considered wandsworth?

Wanstead has a huge park, a lovely high street and is very close to Epping Forest. Primary schools however are very oversubscribed, not sure about secondary.

Tooting? Herne Hill? Crystal Palace? Norwood? I used to live in Tufnell Park and there aren’t any green spaces in walking distance (unless you walk down to Camden and then go to primrose hill or Regent’s Park I guess, but that’s a bit of a trek). Plenty of people live in Tufnell Park and Clapton with kids… admittedly I’ve no idea about schools as I don’t have kids myself.

Dulwich village sits between Dulwich park and Dulwich and Sydenham woods - quite a lot of green space there?!

If you're after open green space, how about somewhere like Blackheath? The village end rather than the Standard.

I don't know about secondary but I love muswell hill, I know there are two big secondary schools here. It's a great family area.

Your money would stretch a long way in Wanstead, the high street is lovely, and you've got loads of green space to choose from. School-wise, I know of Trinity RC and Woodbridge but I'm sure there are others I'm not aware of.

Plus, it's on the central line. Muswell Hill is lovely but there's no tube / overground station close by which would put me off.

Thanks all. Yes I love MH. I think SW has the edge just because of the lifestyle of having both the river and parks close for running and cycling. I just am put off by plane noise (and cost) around there. Teddington doesn’t actually seem much cheaper! Will investigate the other ideas too.

Do you need to commute to somewhere? If so, look carefully at which stations & trains are best

My friend loves Clapton. I think it might be a bit of a shock now coming back in from the Home Counties plus DH wouldn’t be keen. When the kids have flown the nest....

Muswell hill has parks, ally pally, Highgate woods, cherry tree woods, coldfall, Hampstead heath and the ponds.

It takes us 5 mins to get to Highgate St, it's never been an issue for us.

Herne Hill.

Brockwell Park, Dulwich Park, Lido, farmers market, independent bookshop, cafes, Thameslink, walkable to Brixton for cinema, theatre, Brixton Village etc.

What @MarianneUnfaithful says if you want to be quite central but green/village-y. If you are the north Dulwich side then there's a direct line to London Bridge from North Dulwich station and then Thameslink to Blackfriars/St Pancras plus trains to Victoria from Herne Hill. Charter is a highly rated state secondary or you've got JAGS/Alleyns/Dulwich College for private.

@donaldbump We haven't actually moved in yet! We decided to go under budget so that we could afford to make the house perfect for us, and now have architects, etc involved. But over the years we have lived in both Barnes and Richmond, and I think plane noise is unavoidable in that part of London, but we are used to it now, and the compensation is being in walking distance to Richmond Park.

@donaldbump There are also some great schools in East Sheen. We'll be in the catchment for Sheen Mount but I know it's hard to get into. Also private options for secondary such as St Paul's are not too far.
