Inspired by another thread. If you had £1.4-1.7m where would you live in London? Can go private for secondary if need be.....Currently thinking Teddington (near to Richmond but less plane noise, good schools, on river, parks but a bit suburban) or Muswell Hill way. Though we have an issue in that we need in year admissions and I know there is next to nothing in MH right now. I’ve discounted Dulwich way as I prefer a big green space nearby. I’d really like a decent sized garden and four beds and not to be on busy road. Anywhere else I should consider? I need somewhere that has a centre, so not just miles and miles of 1930s houses. I’m struggling a bit as without kids I’d probably like Tufnell Park or Clapton that sort of thing, but not sure with kids....

We live in East Sheen, moved a couple of years back from SE London. Plane noise I was a bit worried about as people kept mentioning it but I honestly honestly don’t even notice them now unless someone points them out for some reason.

I’m so happy to have chosen this location (picked it on a bit of a whim). It’s really a great place to bring kids up.

Will have our first school experience this coming school year so can’t comment on that yet.

House wise it’s competitive at the moment, I know someone who put full asking price offer on a house last week and the are now going sealed bids as 2 further full price offers were made. You will get a decent 4/5 bed for your budget, probably with a compromise like no off street parking or a small garden but you will get the size. The Richmond park side of the a205 is nicer generally than the station side.

I know you said in London but why?I have lived in Richmond Borough most of my life. But for that kind of money, I would suggest Virginia Water 😍 Especially if you only need to commute into central London one day a week!

Well in that case I would say how about Esher? Not quite London still. But lovely houses around there. Plus very green too.

I'm surprised you've discounted Dulwich. It is one of the greenest areas in zone 2/3. Just have a look on Google maps.

Blackheath Village / Vanbrugh Park / Greenwich Park
Gorgeous part of London, lovely for kids, great houses, good private schools, tons of green space and easy access to central.

Where I would buy on that budget if you want to be in London rather than an outer suburb

Hampton or Teddington would get my vote. The river, parks, great housing stock, good shopping close by in Kingston, still London. Easy to get to Surrey Hills for cycling/hiking if that’s your thing. Great schools

Pitshanger village in Ealing would be my choice. Arts and Crafts houses, lovely shops (fishmonger), green, leafy and village atmosphere.

Another vote for Herne Hill (if I had your budget I’d be there like a shot) or Crystal Palace (could get something really gorgeous for that!)

Dulwich village is a good shout. I’d probably pick Hackney, on the north side of Victoria park. You’d have the park on your doorstep, Hackney marshes round the corner, a village vibe and all the shops that come with that - while also not feeling provincial in the way that South West London villages can.

Thanks everyone. I’ll relook at Dulwich and check out the other places too. I went there recently and it seemed really pretentious/v posh? Yes my concern over Teddington is that it is suburban. But both Tedd/SW London and Muswell Hill are more known to me than anywhere else.

Wanstead is fantastic take a look hidden gem
Lovely people pubs shops loads on, primaries full of well-behaved smart children of professionals
Near loads of green space and Canary Wharf / city as well as airports and Liv St & Stratford for easy travel

Dulwich and surrounding areas are extremely green. Dulwich park, Peckham rye, dulwich woods.

Archway? The Shakespeares/Whitehall Park area has lots of beautiful Victorian houses. Whitehall Park Primary is good, and you've got various good private schools in Highgate. Close to the Heath. Lots of shops. Beautiful parks and great playgrounds all very close. We've lived here many years now (and moving to MH, incidentally), and love it.

Tooting? Herne Hill? Crystal Palace? Norwood? I used to live in Tufnell Park and there aren’t any green spaces in walking distance (unless you walk down to Camden and then go to primrose hill or Regent’s Park I guess, but that’s a bit of a trek). Plenty of people live in Tufnell Park and Clapton with kids… admittedly I’ve no idea about schools as I don’t have kids myself.
Hampstead Heath is much closer to Tufnell Park than Primrose Hill or Regent's Park.
