Inspired by another thread. If you had £1.4-1.7m where would you live in London? Can go private for secondary if need be.....Currently thinking Teddington (near to Richmond but less plane noise, good schools, on river, parks but a bit suburban) or Muswell Hill way. Though we have an issue in that we need in year admissions and I know there is next to nothing in MH right now. I’ve discounted Dulwich way as I prefer a big green space nearby. I’d really like a decent sized garden and four beds and not to be on busy road. Anywhere else I should consider? I need somewhere that has a centre, so not just miles and miles of 1930s houses. I’m struggling a bit as without kids I’d probably like Tufnell Park or Clapton that sort of thing, but not sure with kids....

@chipsarnie is this really a thing?! I live in Wanstead and have no issue sharing a postcode with Leytonstone and I've never heard anyone say they do. If anything it's quite cool as it feels a bit more "proper London"! I've not heard or seen anything negative about Greggs either. There is admittedly a fair bit of silliness on the Facebook groups about things like the police helicopters being too noisy, but even then it's usually the same people posting, so it's not representative.

The OP's budget would be generous in Wanstead and she could buy something lovely. I'd probably live somewhere as nice but further into London in her shoes. Lovely as Wanstead is, you're very reliant on the central line and can't bus it like you can in places like Herne Hill etc.

It definitely was a thing once. When all the 'nice' stuff was in Wanstead we used to hang out there all the time, and heard some very 'old fashioned' opinions about the neighbours. Although to be fair it may have waned since Leytonstone's gentrification accelerated in the last few years, which may or may not speak volumes about some of the residents.

I think you should find some schools first that you and your dc like if you are going private.
Then rent or buy there

You say London, but a lot of South West London needs a taxi home at night after 1230ish if they rely on South West trains. Tubes go later and give another transport option.

Wanstead is good, secondary school is ok but not fab, but there is a really good private school (Forest School) if your DCs can get in. No guarantee there. For that money you would get a 4-6 bedroom semi close to the tube station (it has the advantage of two tube stations, Wanstead and Snaresbrook). www.rightmove.co.uk/properties/107274185#/

You aren’t far from the heath in Tufnel park- I’d go for that or MH. However I’m v biased for north London.

Thanks all. Feeling a bit overwhelmed by SW London at the mo. Get peanuts around Wimbledon way. And also Tedd seems so far out. Hmm. Going to revisit North London and Wanstead. SE too.... I think possibly finding a school might be a good idea. I know Muswell Hill has no vacancies anywhere so it would be a waiting game. I don’t think there are any privates nearby (other than Highgate which is selective and few entry times)

I think not being overlooked is practically impossible in the areas you are looking in unless you are prepared to spend a lot more than your budget!

Try Twickenham around Marble Hill Park. It is £££ but lovely if you don't want Richmond.

Have you looked at the ‘between the commons’ area of Battersea/Wandsworth?
You could get a decent 4 bed within your budget

Also around Battersea park but you don’t get as much for your money because there is lots of Chelsea overspill

If you’re happy to go to the 1.7 bit of your budget then Barnes, Richmond, or Wimbledon Village would be my choices as a long term SWer

West Putney is also gorgeous - especially if you can get near the river - then you have the Common too

Next tier down in price would be Southfields or East Sheen
