Letter from seller

Morning all. Just had the post and really odd one. Currently selling and buying and this morning had a letter from the sellers.

Apologising that it taking so long for them finding somewhere to buy, it's been about a month. And they understand if want to pull out and buy something else. And asking us not to tell the agent.

I think it's because they can't find anything and don't want to move and don't want to be liable for agent fees if they pull out but if we pull out then they could just cancel contract with no fees? Is that how I understand it?

I don't know I just find it a bit odd to start with. Assuming it's genuine of course but can't see why it wouldn't be, I haven't met these people.

Not sure it would look good to my buyers and their buyers if I pulled out though?

Don’t pull out. Just ignore the letter. But prepare for them to.

I suspect you are right and would ignore the letter but start looking for something else on the quiet.

It's annoying as the house was exactly what we were looking for and the sellers accepted our offer quickly as they were really keen to get moving which is also what attracted us. We were fine with a chain as well.

Thank you Bluntness I think that's a good idea. I do keep looking at what is coming for sale anyone just in case.

IF they do pull out, I'd show the letter to the EA at that point. In a fast market it can be handy to keep them onside.

We had a similar letter in Feb… they did eventually find somewhere to buy, but it took ten weeks all in all, and our buyers dropped out on the same day that they found somewhere. Our buyers had got fed up of waiting and started looking elsewhere; and found a chain-free place instead.

I’d start looking elsewhere too.

I don’t understand I believed you don’t pay fees to EA unless you complete, so I can’t see why they wouldn’t tell the agents?
