How to create family kitchen diner

My friend has purchased a property with a similar layout to the attached floor plan. Long term she wants to extend it to create a open plan kitchen diner family room and re jig the rooms to provide a study. Does anyone have any ideas as I am quite creative but due to plumbing and boilers I can’t work out how she can get what she wants?

Plumbing and boilers can all be moved (at a cost). If that were my layout and those were the things I wanted, I’d use either the hall (sacrificing coat space, close up door from hall to dining room and add a new door to dining room from corridor) or the front-facing bay in the sitting room on left to carve out a study.

Open plan bit surely you just knock down the bits of walls between dining room/kitchen/breakfast, and those sticky out walls at front, add supporting steels, etc? Like this:

If it were me and I wanted more space, I would extend the kitchen/breakfast room to meet up with the garden room, and turn the existing dining room into a study. Assuming that with a big family kitchen diner, there would be no need for a separate dining room?
