Downstairs layout for rental

You gave me some excellent advice on the past regarding the upstairs layout for a property I am developing for the rental market.

It has three bedrooms upstairs with a family bathroom and en suite shower room. As you can see from the plans, there is a downstairs bedroom/study. We have room for a bathroom/ shower room next door. Do you think I should do this or just make it a loo with storage? I'm not a fan of downstairs bathrooms but wonder if it may be sensible should guests stay etc. Thanks

I would make it into a shower or bathroom. More options for potential tenants.

Definitely shower room. Not only is it handy for the person sleeping in the downstairs bedroom, even with a 3 bed house it’s handy to have a second shower if someone is hogging it. Also handy for muddy dogs that you don’t want to take upstairs.

Is the property in am area where it's likely to appeal to housesharers,or is it more of a family area?

For a family, I'd have thought that two showers would be okay, but a third would be a nice-to-have. For housesharers in a 3/4 bed house, a third shower seems like a mist-have.
