Would you tell you are looking at other properties

Accepted offer on my property about 5 weeks ago, and had offer accepted on another property about 3 weeks ago. Sellers are motivated but only looking in one very popular area. Completely understand how difficult it is finding a property at the moment.

Been watching market and other stuff is coming to market either new instructions or some returning I guess due to chain collapse not meeting june SD deadline.

I assume sellers would understand that people are keeping eye on market and looking at other properties. But would you tell their agent you are doing so?

The reason I ask is the seller's agent is part of a chain that has a lot of listings in the city buying in. Obviously I don't want to be only able to view other properties with different agents but equally I don't want to just pull out of this purchase !! Or am I trying to have my cake and eat it?

I don’t think you’ll get away with viewing places with the same agent but might be okay if a different branch as I don’t think they regularly share information. Have you anyone who could go and view for you? I think you’d want to be discreet, how would you feel about your buyer in the same scenario I suppose...and I presume you wouldn’t be okay with your seller still accepting viewings?

Yeah I don't know if it shows up on their systems if my information is already on there. And no nobody else who could go view as I'm moving different area so too far for anyone else to go.

The sellers know I have buyers who in turn have buyers so they are aware there is a chain. My buyer has been fairly patient so far but I guess I could understand if they looked elsewhere when the chain isn't complete.

But yes that's the thing isn't it, the sellers could just say okay fine you have viewings elsewhere but we'll go back on the market in that case. It's all like a big mexican standoff.

I think you are trying to have your cake and eat it a little bit. Better to be clear with your sellers how long you are prepared to wait for them to find an onward purchase, then don't start viewing other properties till after that time has passed. Or if you do, don't view properties that are on with the same agent - your sellers will likely find out and be unimpressed.

I should add that at the moment there aren't any properties I'm interested in viewing with that particular agent anyway, but others I could view with different agents.

You're right I think I just need to be discreet and look only with other agents at this point. And yes good call to make clear some timescales, the agent usually calls tomorrow anyway so I'll see how they are progressing.

We did look at one house after we’d put in an offer, it was such a big purchase that I think if something come me up and you truly feel you can’t pass it by then you need to go and have a look. Thankfully we preferred the house we originally offered on.

The house is nice enough but it's the location that's the real thing for me with this one. I'd happily buy it in a heartbeat.

But sellers have (within their rights) said they aren't moving into rental and want to buy onwards, but in a specific area to be closer to family. That's fine, but not a lot of property seems to come up in that area and it's very popular when it does - I know as it's another area I'm really interested in. But I'm not a FTB so need to balance up my own buyers etc.
