Renting for the first time - query about application process

Hi,
I’ve seen a property I like which is on with a private landlord. I’ve viewed the property and expressed my interest
The Landlady has sent me an application form to fill out and has asked for copies of my ID and Is going to do the checks

I’ve never rented before, can anybody tell me what checks will be done, also what credit information will be looked at? Are Landlords able to see history of defaults on loan payments etc

It all depends on the landlord. Some may just do a credit check to see if you are on the electoral roll to prove that you live where you say you do. Others will do a financial one to look for defaults etc.

There is no standardised application process, most want to see that you can afford the payments. If they're renting on their own they may go by feeling. Through an estate agent, it's all about making sure you pay.

England - first, read how to rent on gov.uk. there is a rental property shortage which is a bonanza for bad landlords, not saying this one is but being clued up is your defence.

Landlord needs to know you have right to rent and can afford it. Tell all truths . If you have a ccj fess up now.

Thanks, I have no ccjs etc but have history of defaulted payments in the past which are cleared now so wondered how much information they will be able to see
