Hi,

Our last horrendous enquiry about rentcharges was ok'd by the bank! And our solicitor was happy to sign off today!! He was attempting to exchange, i got a text from our bank to confirm release of funds next week thursday (complete friday) but theres been no confirmation that we have exchanged... is this normal? Does this meam we have exchanged but solicitors just not said anyhing?

In both times that I’ve sold, the solicitor has called me to check I’m happy to proceed with the exchange.

LividBlabber · 04/06/2021 18:47

I think they have to call you for formal permission to exchange.

Sounds like your solicitor has got the funds request in for the anticipated completion date ( to comply with your lender’s requirements for notice) but hasn’t yet exchanged. They are supposed to ask for your express authority to do the exchange

Solicitor always calls to get permission to exchange, in my experience.

We had this, it's the solicitor getting money ready behind the scenes, solicitor rang a few days later to say we're looking at exchange, do you agree, 'yes' then had exchange confirmation email later that day.

Release of funds just means just that! They’ve sent the money and it will be there in time for completion. Exchange will be down to the solicitors.

Ok thanks. Probably too late in the day for whole chain. Assume will be monday or tuesday then.

What happened?

dopeyduck · 08/06/2021 19:24

Solicitor has to call or email for permission to exchange so if you haven't heard from them then you haven't exchanged.

Evecob · 08/06/2021 20:03

No we still haven't. Our solocitor is waiting to hear from our buyers solicitor when they confirm our buyers have put the deposit in. Our buyers are bottom of chain. Frustrated not sure why they dont just put it in so we can exchange
