OIEO advice please

We viewed a house for OIEO £750k. 16 viewings booked today, offers by 4pm tomorrow. It'll definitely go, it's a sellers market here (south coast).

We can afford £815k max. I've never 'bid' on a house before. Any suggestions on where we should start please?

There's no start if it's best and final. Offer what you are comfortable with, and do your research first and find out what the level of selling price is on recently sold houses.

Go for a slightly obscure number. Make sure you outline your position. We just won a best and final bid as we were the easiest chain even though we weren’t the highest offer and we outlined how much we loved their house and why it was perfect for our boys. Not OTT but a couple of lines.
