3 small bedrooms or 2 large?

We're going to view a 3 bedroom house this afternoon. It was originally a 2 bedroom with 2 decent size rooms however the vendors have split the main large bedroom into 2 tiny rooms for their children.

We don't need 3 bedrooms but like the idea of a spare room for an office collecting junk. There is space elsewhere in the house for a desk for me so it's not a deal breaker.

Just musing really on the idea of buying and switching back to 2 bedrooms. Are there any pitfalls of this to consider?

Maybe relevant:

  • House is in desirable area
  • Nothing on the market nearby at the moment
  • There may be scope to go up into the loft but won't know until we've seen it

I'm not a property expert, so all of what follows is just my own personal experience and opinion!

We bought a house very similar to what you describe 4 years ago. We did knock the 2 tiny rooms back together and added an en suite, so we've now got 2 big bedrooms each with its own bathroom. I was a bit nervous beforehand but we have never regretted this as it's so much nicer to live in.

I'd say the office question depends on whether you plan to work from home most of the time (post COVID) or just a day or two each week.

Honestly, junk will collect in every available space - having a dedicated room will only hold it back for a few months - so you're better off using the space for living/sleeping areas.

Thanks that's reassuring that you didn't regret it.

I wfh 2 days a week and will do going forward (formal agreement already signed) but currently I wfh on the sofa so to me even a desk at home will be a luxury!

I was initially going to say don't do it, but then read the house was originally 2 bedrooms. Presumably properties around it are 2 bedrooms as well, so future buyers when you resell would be aware of what else is available locally.

I would probably try and negotiate the price you are buying for down somewhat, as with 3 small bedrooms, you should really be paying close to the price for a 2 bed, otherwise you will lose out when you come to sell in future.

Configure the hoyse for the way you need it. I'd want two big bedrooms if I didn't need three. If when you clean yo sell the agent says you'd make considerably more than you could always put up a wall again, though any buyer could do the same (and would know the rough cost).
If it's obviously a two bed that has been converted, I don't think it would have the same value as a house built orininally with three beds.

Yes it's very obviously 2 bed with 1 split in half. There are a couple of others in the street that have done similar but have gone about it a different way and their layouts make much more sense tbh.
