OIEO - what do you think?

Interested in a house that's a touch over budget; been listed since Sept and recently reduced by 7%.

We might be able to swing it with our lender, but we couldn't offer over the asking price. What do you reckon - worth a try anyway?

I ignore 'offers over'. You have nothing to lose so offer what you can and what you think it's worth.

Bid what it is worth to you, do your research and if they don’t agree with you it’s not meant to be. I always avoid oieo property as to me it screams greedy and a pain in the bum.

Yes, that's a worry. I'll definitely do my due diligence before offering a price, they've already been languishing on the market for a while, which is surprising considering it seems in good nick, has a big garden, etc.

Places that out “OIEO” piss me off. Like the way Dexters say “offers are to be made in excess of asking,” piss off the whole point of an offer is that you can refuse...

Especially as the properties often go for under...

If it’s been on the market before and come back you could ask the estate agent if there were issues with the surveys or searches?

If it’s your dream house you can only try. Have you viewed it yet? Is the 7% the stamp duty allowance as they can’t meet the June deadline?

There's no further market history, apart from the recent price reduction and the first listing price last year.
