How long will it take to sell?

We’re desperate to get an offer on our house so we can pay a reservation fee on a new build. How long will it take to sell our current house?

Lighthearted as I know no one can actually tell me. I’m just curious about the market being so strong at the moment.

The market is strong but I've been told that up to a third fall through. If you are priced to sell you should sell quickly. I would also chase and chase because sometimes the buyers solicitor isn't very quick.

Is it priced competitively compared with similar properties in the area? Have you had any viewings? What was the feedback?

The listing photos aren’t the best and I think there are things you could do to make the house more appealing (tidy the front drive and cut back the hedge/bushes; give the bathroom a good clean, particularly the mouldy grout; make the back garden look less cluttered) but it’s a nice enough house and if it’s well-priced and you aren’t competing with loads of other similar properties also for sale then it shouldn’t hang about forever.

I would agree with other poster. If you’re desperate to sell, there are things you can do to get more viewers through the door. The bathroom jumps out at me - it needs a deep clean and consider painting the ceiling to cover the stains. Then get the photos re-done. Unless of course it’s a highly desirable area where people will snap up regardless. I’d personally err on the side of caution making it as presentable as possible.

The bathroom was the first room we was meant to rip out and redo when we brought 3 years ago. We just never got around to doing it. I wasn’t sure whether to bother spending the money on the bathroom as so many people tell me that most buyers will want to do it themselves so it’s how they’d like. But perhaps we should look into doing it up a little to help it sell.

We had a first viewing yesterday after less than 24hrs on the market!

Difficult to say really because the 3 bed semi on your road that sold 2 years ago was only £190,000. I guess only you can tell if that's because your house is on the expensive side or whether prices (due to demand) have shot up quite that much in your area.

The good news is at the first time buyer (or buy to let?) end of the market, you don't need to wait for interested viewers to get their own ducks in a row / sell themselves, which could speed it all up.

Your house looks OK. The bathroom to me looks really dirty and grim. The grout looks awful (unless it's grey grout which just seems wrong with those colour tiles).

I don't know what the market is like with you specifically but generally it seems to be mad at the moment. If your house doesn't sell immediately though I would definitely get the EA back to retake the photos - the first one looks like you are selling a car rather than the house behind it which is half-hidden! Also the office set-up in the master bedroom is a bit offputting - obviously this is a two-bed house but it makes it very obvious that if you do work from home this seems to prevent your partner from sleeping early or late! Anyway you can at least remove that large TVscreen/monitor which is very prominent?

Back to update: we’ve been working on the bathroom; we’ve had to do it on a right budget so haven’t done anything drastic except sprucing it up.

Please tell me this looks better in comparison to what it was? I just want to tell our house 😭

I would like to change the mirror cabinet as it’s lived it’s life now. But I’ve not the time or energy at the moment.

Your bathroom looks so much better OP. Well done. One suggestion I would make is to remove the rug around the toilet and put a nice vase of flowers on the window sill to inject some colour. The mirror looks fine in the photo.

That looks so much better. Hide the toilet brush and the bath mats etc.... for the updated estate agent photo and get that on right move! That will look so much better than the one on there

Mine is sold but my buyer has lost two buyers. It’s so frustrating. The market seems very unstable.

Get those mats up and hide the loo brush for the photos, agree with PP to put flowers on the windowsill or candles or something for a bit of colour.

Your photo also makes it look a lot bigger than the agents photos

Oh balls I already sent a picture to the estate agent- front of the house has been tidied up, bushes trimmed and gravel raked, windows and doors cleaned. - I got rid of the mats and thought it looked weird without them (I hate them anyway but DP insists on having them)
We’re also reducing the price as we need a quick sale!

Fingers crossed for us !
