Historic Rent Charges

Our buyers solicitor has picked up that the title for our house has some old rent charges on it.

The Charges register states "the provision of the earlier documents referred to in the above deed are not relevant to the title" and these certainly wasnt an issue when we bought the house.

the house was built in the 1970s, these rent charges date back to a farm in 1905.

We want to exchange tomorrow.

Is this going to be a problem? We have advised we've never paid it, never been asked to pay it, never had any real knowledge of it.

Okay, so now the buyers solicitor wants us to take out indemnity. Fine, its less than £200 but also have an allowance for 6 years of recharges.

What on earth does that mean? The rent charges are £10 per year and £68 15 shillings per year, how the hell does that get worked out? Because in todays money that'll be over £30K !
