Support thread - the countdown to June 30th.... will we /won’t we make it???

So next week is June and the date is looming large! Wiltshire council are being particularly slow and searches not due back till 14th. Offer accepted early March.

36 days and counting between me moving house and a new kitchen and me moving house and saving hard to buy a kitchen in about 2 years time.

Anyone else being to feel the desperation kicking in just to all it all done and dusted!

@Panda368 I think it's usually when you are the bottom of the chain - you transfer 10% of the amount on exchange (can be different if negotiated) then that moves up the chain.

But we are bottom of our chain and the solicitor hasn't mentioned anything either. I have the 10% deposit ready for exchange, but need a few more days to get the rest out ready for completion.

Hoping DH calls the solicitor for an update today

@Panda368 we’re buying and selling simultaneously and as far as I know everything is coming from the equity from our sale and we don’t have to transfer anything else. The only cash we’ve had to pay out is for searches etc that need paying for in advance.

@BrieCrackers @Cocoaone thats good to know - thats also what I thought happened but kept on having random worries about suddenly needing to cough up 30k to be able to exchange.

So been to the bank this morning to find out how to send ALL my money to the solicitors account next week. Luckily only need me don’t need to try and get the DH to take time off work.

Rang the solicitors, and actually spoke to MY solicitors and not just the receptionist. She was really lovely and seemed super positive about it all. We have done all other correspondence by email.

This might actually happen! Keep looking at the Rightmove photos....

Our solicitor has told us that if we haven’t exchanged by the 15th we won’t meet the end of June as all the associated network of lenders etc are saying average turnaround is 15 working days and the law society are warning solicitors not to over promise as it’s just so busy. So, there we are. Sorry, don’t mean to alarm anyone and got everything crossed for us all x

So I've finally had an update from our agents - after realising no one had replied to my emails since 1st June!
Apparently our buyer thinks they will receive the certificate they need by monday and would be able to exchange on the 18th/complete 24th!
I'm not holding my breath on this.

Im going to ignore posts about needing to exchange by 15th. It is either going to happen or its not and I'm just going to try and get us over the line asap.

Well, we won’t be meeting the stamp duty deadline.

Solicitor said on Friday last week that he’d received the searches back and would write the report and get it out to us.

DH just called for an update. Solicitor called him the wrong name throughout the call 🙄, didn’t seem to realise our purchase was unconnected to our sale (despite the fact I mentioned it AGAIN when I spoke to him last Friday ) and said 'oh I've got the searches back to I’ll write the report and get it out to you in a couple of days', so clearly hasn’t done anything in the past week 😩

I want to complain but not sure that will get us anywhere. I have no idea what to do. Now I'm just worried that he's taking so long that we'll end up having to move in with family as our buyers are pretty much ready to go. We were supposed to be purchasing at least a few weeks before our house sold.

No news on our sale. Just to continue to torture myself saw a property yesterday, went to best and final bids last night. We offered £100k over asking and still weren’t successful. I mean, come on!!! 😢

It's so frustrating having no control or sight of what's happening.

Next time I will go with an online firm who do everything electronically.

I still have no idea if he's raised any enquiries with our vendors, if they've replied, if they've received/sent back the contract pack etc.

My DH is having to hold me back from rage tweeting about how awful the firm and @ing them 😂

What kind of quotes have people had for removals? We have had £600 for a three bed semi, including packing boxes and dismantling of furniture but not packing. Sound about right?

Can someone tell me, if you've sold a house in the past, can it go really quiet for a while and you get super negative thinking nothing is happening, then all of a sudden exchange happens? I'm sooo hoping this is going to be the case for us!

I'm feeling more and more pissed off as time goes on. Just got a list of enquiries from the buyer's solicitor as long as your bloody arm! We've been doing this deal for months fgs and they want to exchange next week.

One of the points was to provide every single certificate/planning document/building control for the last 10 years (we've only owned it for 18 months!). I said isn't this what your bleeding searches are for!!

Problem with moving is no one around you is under the same pressure. Two people asked if I could pop over for lunch today - uh, no, I'm moving out of my house tomorrow! My son then was 25p short taking a different bus to work and driver wouldn't let him on (nor would anyone help him out it seems) so I had to drop everything and take him.
My daughter's prom dress is now due to arrive AFTER her prom - I expected this week but apparently they aren't sending it til next week to arrive 3-6 days later, so she's in a panic.
And really disconcertingly the estate agents I'm buying through keep sending me new listings! I know I'm on some mailing list but really it is not helping as seller seems to have forgotten he actually has to fill in some forms and produce documentation.
I'm on my own (kids are mid teens) and don't remember it being this awful except when I sold my marital home after my husband died. Even then at least i knew where I was moving to!

I am at my wits end.

24 hours later, and radio silence from our seller on his removals and a new completion date. The last anyone appears to have heard from him was on Tuesday when we were about to exchange that day and he had to delay to find a new removal firm. I’m furious that he hasn’t replied to the estate agent, his solicitor or DH who has contacted him directly today out of desperation (albeit politely!), to let us know what’s going on.

I’m obviously nervous about the chance of missing the stamp duty deadline, but we’re in an Airbnb and it’s not available from early July so we have to move anyway. It’s also crossed my mind that silence means he’s possibly pulling out which would be even worse! I’m so worried we won’t hear anything tomorrow either, and then have to fret over the weekend too.

Oh @StrongTeaDropOfMilkNoSugar that’s rough. I wouldn’t worry too much yet, he’s probably trying to find another company. Keep on at them today.
