Would you buy a house without a bath?

We're looking at a property just now with the main bathroom only having a shower cubicle and no bath.

It's in a new build area, 3 beds, new schools being built so obviously has a family market in mind.

Whilst we're not needing a bath, we're concerned that not having one would affect its resell later down the line.

Would you buy a house with no bath?

Would you buy a house with no bath and no room to put one in?

We’re just about to have our bath taken out and a large shower cubicle to replace it. Kids are now teenagers and no one ever has a bath.

Tbh don’t care about resale value. Planning on being here for a very long time so it’s immaterial I think

We did as the bathroom has been turned into a wet room for the lady that lived here previously. There is space for a bath though, and we will be putting a bath back in in amongst the other work we are having done on the house.

Same as above, for me personally I wouldn't care. I have a bath and used it about twice in 4 years. But I can see that it seems to appeal to a lot of people.

I'd say it depends on the property type as well. Family type property like yours seems to be, then yes do it now if you intend to sell within 4-5 years.

I wouldn't buy a house if you couldn't put one in. We recently redid our ancient bathroom. We almost ripped out the bath to turn into a large wet room but then changed our minds last minute to have a bath and separate shower cubicle. I'm so glad we did. We originally thought we didn't need a bath anymore as our kids mainly shower and DH doesn't take baths. But I do love a bath and realise that as the kids are older, I actually have time for a soak in the bath! Our bathroom was so old, everything had to be ripped out and redone which was a PITA and costly. With that in mind, it's also easier buying a house with plumbing already fitted under the flooring for a bath even if you change it.

We also may sell the house in the next year or so and our target buyer would be young families with babies/small children who would need a bath. If you plan to stay for 5+ years before selling, I'd just got for what works for you.

If the choice was between a bath with shower over, or a decent walk in shower, I'd choose the walk in shower. We are having our bath removed for a walk in shower.
I like baths. But also known a few people have accidents getting in and out of over bath showers. Plus we have two preteen girls.

If the bathroom was too small for a bath I might think differently.

Thanks all - awaiting plans to see if space for bath. As long as there would be space for one then we're happy.

We're not sure how long we would stay in the house but no plans to move in 4/5 years (but who knows what's round the corner?)

With a new primary school factored into the development of the area, a family with small children would be the target market for resale.

We shall await the plans!

We bought our current house without a bath, and put one in after 11 years without one!! To sell less than a year later 🤣

I have arthritis and psoriasis a bath is essential to treat both. I was able to cut my medication when the bath was installed.

When I moved in it was supposed to be a 'wet room' but was badly built, the drain higher than most of the floor and the flooring was a patchwork of lino not proper wet room flooring.

The problem was eventually solved with a bath.

Yes I’d happily buy without a bath although a bathroom so small it couldn’t get one in would be concerning.

We recently had the bathroom redone and we put a bath in, as my husband and daughter felt strongly a bath is required for resale of a family home. The reality is it’s an expensive ornament that is never used.

No I wouldn’t. I actually wrote off one house we looked at for that reason - it had had a fancy new bathroom put in with a double size shower but no bath. Couldn’t be bothered with the expense and hassle of ripping it out.

I have a 5 bed house and just one toilet and one shower. We manage fine but I would like another loo . When the kids leave home I'm turning the room next to mine into an suite. And nobody will be allowed in it apart from ME!

Seriously though, between me and my family/friend group , out of 7 houses only 2 have baths and those people say they would love a Proper shower.

Wouldn't bother me in the slightest but then I have just ripped out our bath on favour of a walk in shower. However, no children live here any longer and with young children a bath is pretty essential.

If there was room for a bath and the plumbing wasn't particularly complicated to put one in I would buy a house without a bath. Although if there were two houses I liked equally and one had a bath and the other didn't I go for the one with a bath. I love baths 🛀

Not if you couldn’t add a bath in. I’m sure there are people who wouldn’t mind not having a Bath but your market will be limited so will probably take longer to sell. Does the other bathroom have a bath?

I would buy such a house. As you can probably tell, there are different opinions on this, so you need to go with your gut and if you would feel comfortable living there without a bath.

There will always be different deal-breakers for people eg parking, garden size, terrace vs not etc - if you sell in a hot market, it won't be an issue, so I guess it depends on how long you're planning on staying there and if you have flexibility on the timing of any onward move?
