Would an en suite/dressing room (in the same room) be weird?

Slightly musing but we're going to view a house that we'd want to do some work to and change some of the rooms, including changing a bedroom to an ensuite and/or dressing room. The bedroom isn't massive and we would need storage elsewhere.

The most efficient use of the room would be to have the en suite (toilet, shower, sink) and a bank of wardrobes all in the same room without dividing it. The placement of the door and window make it quite difficult to work out where a division would go.

Would this be a bit weird? Not for us as we could use it how we liked, but if we came to sell in the future.

I wouldn't want to store clothes in a room that gets humid and steamy.

So, would you be able to see the person on the loo from the bed? If so, I wouldn't bother.

I wouldn't store clothes in a bathroom so it's a no from me if that's the only wardrobes.

No, the bedroom would be separate and then into an en suite which doubled as a dressing room.

I'd choose a dressing room over an en suite personally and I'd agree it can't be both.

Maybe I'm not being imaginative enough, but I've attached the floor plan. It's bedroom 4 I'd been thinking about splitting and attaching to bedroom 1.

It's quite similar to what we've currently got except our current bedroom has the bedroom 4 changed to a dressing room and the bedroom is large enough to have an ensuite carved out of it, as it's much bigger.

Would an en suite/dressing room (in the same room) be weird?

Yes wouldn't be happy with the damp. You might be able to partition it though?

As to which I'd prefer, it depends on the rest of the house - how many bathrooms already there, how much storage.

“En suite” and “dressing room” is a lot of fancy words for “can I hang my clothes in the loo”. Grim.

I’d go for the dressing room/walk-in wardrobe. But I am very anti-en suite and don’t know why anyone would want one. If you just do the dressing room, you can do it properly with plenty of storage and room to grow into. If you try to do both it’ll be a compromise on both.

As others have said, I wouldn’t want to hang clothes, store shoes etc in a room that would get damp and humid.

It’s looks like you’d still have almost 5ft each side if you split? I’m not an architect but that doesn’t sound impossible?

I agree you can’t hang your clothes in the loo/shower room.

Those are decent sized rooms on the plan OP, you can definitely divide room 4 and get both an en suite and a dressing room.
If I had to choose only one, I'd choose an en suite... but you can definitely do both IMO!

I recently saw a house on the market which had done a combined en suite and dressing room

The usual thing around here is to split the room in 2 to create a walk through dressing room into an en suite but they’ve done a glass partition thing instead - look at pic 17 and the floor plan

I much prefer the usual layout of dressing room to en suite for these houses but for your floor plan, this might work

What?! That's a double bedroom. Brick up the door to the landing on bedroom 4. Have a door (or knock through) from bedroom 1 into bedroom 4 which is split in half with the window in the en suite half? An ensuite shower room doesn't need to be much bigger than 6 x 6 surely?

The 19 foot master bedroom is a really good size... Are you sure you'll need more clothes storage?

I’d be more worried that losing a relatively decent sized single room would devalue the house in future and tbh having a dressing room and en-suite for that sort of house seems a bit much?

If you mean put a row of actual wardrobes in what would be your large en-suite bathroom, I think that’s completely fine. But not if the clothes are just hanging loose on open rails and open shelves.

Given the size of bedroom 4 it should be fairly easy to have two rooms in there. En-suite and dressing room.

Thanks - that's the sort of thing I had in mind Gappy but they've got much more space. In lots of houses we've stayed at in America they have a sort of walk-through dressing room to get to the en suite and I had a vague sort of idea if that but I can't picture it. I struggle to picture the dimensions.

The built-in wardrobes in bedroom 1 would be coming out as they are not to our taste, so I'd put the bed where they are I think.

Thanks for all the thoughts everyone. As I say, we've arranged to view it and I'm trying to spark some ideas for longer-term changes, but it may not be the right thing overall.
