Would an en suite/dressing room (in the same room) be weird?

Slightly musing but we're going to view a house that we'd want to do some work to and change some of the rooms, including changing a bedroom to an ensuite and/or dressing room. The bedroom isn't massive and we would need storage elsewhere.

The most efficient use of the room would be to have the en suite (toilet, shower, sink) and a bank of wardrobes all in the same room without dividing it. The placement of the door and window make it quite difficult to work out where a division would go.

Would this be a bit weird? Not for us as we could use it how we liked, but if we came to sell in the future.

The solution is to get rid of some clothes rather than spending £1000s on storing them.

Bedroom 1 is pretty big so if you can’t fit enough wardrobe space for your clothes in there then it’s the amount of clothes you have which is the problem not a lack of space for storage in the room.

Also if you’re thinking about selling in future I’d be very cautious about turning a 4 good size bedroom, 1 bathroom house into a 3 bed 2 bathroom house.

I’d rather have a dressing room than en suite. Very easy to turn back into a bedroom if you needed to.

I think I’m weird, I don’t like ensuites Whenever we’ve stayed in a house with one, I always get woken up when dh uses it or worry about waking him if I do

My house has a closet that opens off the en suite. With the door closed and a dehumidifier plugged in, the clothes do not get damp or moldy.
I don't know if wardrobes would be the same, but I have had this arrangement for 14 years with no problems.

I’d be more worried that losing a relatively decent sized single room would devalue the house in future and tbh having a dressing room and en-suite for that sort of house seems a bit much?
If you’re worried about resale value then your biggest concern would be changing your house from a 4 bed to a 3 bed.

Just to clarify there's another floor with 2 more bedrooms, study and bathroom on it so it's currently 6 beds.

And we currently have a large bedroom, en suite and dressing room.

This is the more typical layout people do when turning a bedroom into a dressing room-en suite combo, but the location of your window doesn’t lend itself as easily...

I also don’t understand, if you have a spare bedroom you could just furnish it and use it as a dressing room. It will be easily converted back to a bedroom if you move.

Just thinking about it could you use bedroom 2 instead? The large / bay window in 4 is the tricky issue.

But why? If OP wants to store her clothes and has the space and money for it, why should she get rid of them?

There really is a constant vibe of negativity on mumsnet these days.

OP, I think you could fit both in. Is it possible to have a corridor style dressing room to store the clothes which leads into the en suite.

In my opinion I’d have a lovely large en-suite. I’d have a bath in there under the window and relocate door from bedroom (block off access to landing). Remove existing wardrobe to allow for bed and slightly move door do full wall of wardrobes can go on the middle wall.

So up in the loft you already have a large bedroom, an e-suite and a dressing room? Plus another bedroom?

Why do you need another master suite?

I've seen arrangements where they have a false wall built up in the room, with access to clothes storage either side with the bed up against the false wall. Then bed 4 for new access to the room and the ensuite

Plenty of space! Close up door to hall, have door from bedroom. Have the first half as a walk through dressing room leading to the bathroom. It means your en suite won't have a window or you could do it other way round.
Ventilation would help if you leave your bathroom door open for showers/baths.
However if just choosing one over the other, I'd far prefer an en suite to dressing room. If you can't fit your clothes into the built ins you already have, then you'll just have to put your out of season clothes elsewhere. Or of you are using one of the other bedrooms as a guest room, in the closet there.
My bedroom has the exact same dimensions and I fit superking bed, large desk, large chest of drawers, huge beanbag bed for dog, two bedside tables, and currently three large boxes that contain new computer and printer, and it still feels spacious. Biggest bedroom I've ever had!

Thanks. I'm sure it is workable with a clever architect/builder. We'll go and get a feel for whether the house is right for us anyway. Maybe seeing the space makes it easier to picture.

We'd probably want another room on the ground floor so we'd be getting work done and it could be incorporated into that.

Yes Livingintheclouds we have a huge bedroom just now and I think I've been totally spoiled with it! Such a luxury. Sadly the rest of our current house doesn't work for the pesky kids

I'd do this. Doesn't get to loads of wardrobe space but you could have a dressing table in your room.

Or other way round. The room is massive so you're going to want more in there than just a bed!

And you get a window seat!

Some ideas of a small bathroom with dressing area with plans. Take a look at if any of the plans fit your space and go from there.
