we were supposed to be completing on the 28th May, all chain (we are position 2 of 4) aware and working towards this date, however due to our sellers incompetent solicitor, an enquiry that could have been dealt with much sooner is only just now being looked into by us and our solicitor instead!
The house we are purchasing was built in 2018 but doesn't have a management company maintaining the area. It is just a small area, about 8 houses, a private driveway and visitor section of driveway for parking. We only just found this out, as the sellers solicitor only ever said "to follow" as a response to our enquiry regarding this, but this was now the only outstanding issue so we took it upon ourselves to speak to our seller and then the builder who said he is in the process of giving the residents responsibility of maintaining the area..
Due to this unusual circumstance our solicitor is saying he will need to discuss with his superiors and likely report to our lender before moving forward and signing off.
Does anyone have any idea if this is something our lender (nationwide) will reject? will this worry them too much to give us a mortgage? Or is this just a polite notice to them to let them know?
I'm so stressed already, we are all really close to exchange and completion, we already had our last sale and purchase fall through quite close to exchange back in the new year and lost roughly 2k in fees already, and dont want it happening again!
any advice or reassurance is welcome
