Help me price this in Leeds

We're FTB looking to buy in North Leeds. We love the Far Headingley area with all the green areas and access to shops, and recently found this, which we're about to view:

We love it, DW has been planning the layout and everything all weekend (getting ahead of ourselves).
It's at the top of our budget pretty much for 15% LTV (with room for stamp duty and fees of course as well as a bit of a buffer).
We'd. be considering offering asking, perhaps stretching to 460 if there's a bidding war.

I don't mind maxing out the mortgage I am just a bit concerned with overpaying. Seems some other places nearby are under offer for similar prices, but have I missed something obvious? Does this look overprices to you? Also I'm worried about best and final with the way the market has been, but we'll see.

One issue is schools, we're planning on starting a family soon and this does not look good for primaries, but we wouldn't mind moving in 5-6 years to sort schools out later when our budget has increased. Is this completely crazy? The reasoning is we cannot afford the size/quality/location that we want close to a primary currently but would be able to afford it in a few years.

That house is probably bang average value for the area. I wrote my dissertation on this very thing in Leeds, landlords are buying up these houses for students, which is obviously driving the price up, supply and demand and with 20,000 more students expected to attend in coming years it’s a cycle that will continue. I also live in headingley myself, although more centre and it has been gentrified enormously in just the last few years with much mixers restaurants arriving, so yes I would actaully ghat house is good value all things considered

How weird to see your post OP, I'm very local!

I haven't watched the market closely but I have noticed that it seems to have gone bonkers around here in the past year, prices have boomed, I've heard of bidding wars and houses have been selling like hot cakes. I think many people have realised that this area is awesome to live in! (DH was saying maybe we should put ours on the market to take advantage).

The nearest primary schools are very sought after and part of the reason why people buy around here, especially Weetwood - but it is a small school (single form entry), I don't know how hard it is to get in these days.
